I have enjoyed living at Brea Frisco. Been living here going on 3 years. The neighbors are considerate about each other. The grounds are well kept. It is a quiet community and I enjoy my walks on property.

Firstly, the absence of carpeting in the bedrooms allows for significant sound transmission, making it difficult to avoid disturbances from neighbors. Additionally, the air conditioning units seem to amplify noise from neighboring units, which further disrupts our comfort.
I also want to address the trash disposal situation. Although I utilize the trash chute, I am still paying for valet trash services, which are not mentioned in my lease agreement. Furthermore, the odors from the trash in and... around the building are quite unpleasant.
I have also noticed a concerning presence of scorpions, and it appears that pest control measures are insufficient. Additionally, the gates to the property are not functioning properly, raising security concerns.
Moreover, I have experienced significant delays in communication from the leasing office. Our calls often go unanswered for 6 to 7 hours during business hours. I have received multiple 'Meet Mike' emails on different occasions, and when I attempted to address this issue, I was informed that I could opt out of the mailing list without further assistance.
Given these issues, I am increasingly concerned about the value of my rental rate. Should there be another increase, I will seriously consider moving out.
