Be sure to pay the application fee and submit all required documents; otherwise, your application cannot be processed. However, feel free to drive by and view the exterior and the neighborhood. Please be mindful that some homes may still be occupied—do not disturb the residents.

We do not show properties until an application has been approved. However, you are welcome to drive by and view the exterior and neighborhood.

Application Requirements:
- Application Fee: $50.00 per person (18+).
- Income: Must be at least 3x the monthly rent. Provide the last 4 months of pay stubs.
- Documents: Submit a copy of your Driver’s License/ID and Social Security card.
- Rent & Deposit: Rent and deposit amounts are equal. For example, if rent is $1,000, the deposit will also be $1,000. Both must be paid in full before move-in. A deposit is required to reserve a property, which can be held for up to 14 days. The second month’s rent will be prorated if you move in mid-month.

Additional Policies:

- Credit Issues:Acceptable if there is no negative rental history.

- Rental History: Applicants with prior evictions or broken leases may be subject to additional fees, including a double deposit or non-refundable high-risk fee. All rent, deposits, and fees must be paid in full before move-in.

- Criminal History:Evaluated on a case-by-case basis.

- Pets: Considered on a case-by-case basis, with a 25 lb. weight limit. If approved, a non-refundable pet deposit of $250 is required.Pets are not permitted in any of our multifamily properties, including duplexes and larger units.


Additional Information:
- Applications are valid for 30 days and can be transferred to any property listed on our website.
- We pay REALTORS® commissions for approved tenants.
