I have lived here for about a year and recently renewed my lease. Overall, this has been one of the best apartment experiences I’ve had.

From the start, the leasing and management team made everything easy. I was moving from a difficult situation and needed to move quickly, and they got me approved and moved in within just a few days. Move-in was smooth and efficient, including help setting up everything I needed in about 15 minutes.

Since then, the office staff has continued to be friendly,... responsive, and helpful. Any issues I’ve had have been handled quickly and professionally.

Maintenance has also been excellent. Requests are usually handled within a couple of days or sooner. When I had an A/C issue, they arrived within minutes and had it fixed in under half an hour. I also received a new A/C unit around move-in, which showed a strong commitment to upkeep.

The apartment itself is well maintained and includes nice upgrades like smart-home features (smart lock and thermostat) and an in-unit washer and dryer, which is very convenient.

The property is older but clearly well cared for. Since I’ve lived here, I’ve seen ongoing improvements like repainting, landscaping updates, renovated stairs, a rebuilt leasing office, and upgrades to amenities like the pool and fitness center.

Parking has been easy, and visitor parking is simple to manage. The location is also a big plus—quiet and surrounded by trees, but still close to Barton Creek, Westlake, Sunset Valley, downtown Austin, and more. The Greenbelt is nearby and adds a lot to the area.

The community is peaceful, safe, and generally very quiet, with friendly neighbors. It really feels like a calm place to come home to while still being close to everything.

There are a few minor downsides, like some higher fees and occasional overflow at the trash compactor, but nothing that has affected my overall experience.

What stands out most is the management and staff. They are consistently responsive and continue investing in the property, which makes a big difference.

Had rats multiple different times in 6 months. They respond quickly but only band-aid the problem. Constant problems, including gnats coming from walls. Always seem to have hot water problems. Don't let the good location fool you, old building with multiple problems that will make your stay unpleasant.

Nickel dime and take lots of time. If I would have known there would be such poor service combined with such an old apartment I would probably have moved into landmark instead I like the location, but I regret choosing the woods. The have made mistakes on billing, they have attempted to charge us for items after they couldn't fix them, and half the vents don't even work. Half our apartment doesn't get heat. Then on top of that the mail isn't available outside of business hours. Meanwhile I am at... Work or in commute 12 hours a day. It's a shame such a great location is being so poorly managed. On the surface this apartment was not bad for the price. It is in a good location for those who enjoy the outdoors. However, the units are old and poorly maintained. BE SURE TO THOUROUGHLY FILL OUT YOUR PRE MOVE IN INSPECTION. We were hit with random charges at move out.

As time went by, the poor quality of the units became more and more apparent. Things started to fall apart (cabinets and drawers), the drainage was horrible, and the sliding doors and windows were frequently stuck. As... soon as winter was over our apartment was completely infested with mosquitos and millipedes- likely due to poor upkeep and proximity to the greenbelt.

Additionally, management failed to keep the premise safe. On multiple occasions we had people clearly not living at the apartments come up to our door, and I had my car broken into parked right outside of our unit. Lived here for two years... A lot of insects... you cant even use the balcony because of the terrible amount of mosquito... The apartment is falling apart... Our doors are repaired multiple times because the house is clearly moving... you can see cracks around the house... Come move - out time they will charge you with terrible fees...A lot of dog poop everywhere and their trash bins are always in terrible condition
