Wow! I can’t say enough great things about living at Modera Gulch. From day one, it’s been an outstanding experience, and it truly stands out as one of the best places to live in the area for a multitude of reasons:
One of the biggest highlights is the incredible value—especially for being in The Gulch. You really get the best location/proximity to anything downtown Nashville for the best price, which is hard to beat given how desirable this neighborhood is and continues to be. Everything you... could want is right outside your door or just around the corner, making it both convenient and exciting to live here.
The office staff- Kelly and Jordan especially are absolutely amazing. From touring to applying and moving in, they are kind, helpful, attentive, and genuinely welcoming. They go out of their way to make the entire process smooth and stress-free, and they truly make you feel right at home the moment you become a resident. As someone who considers home more of a feeling than a place, this is extremely important and comforting to me.
Maintenance is another area where this community excels. Under the leadership of maintenance supervisor Kenny, any and all maintenance requests are handled incredibly quickly and executed with professionalism and care. It’s clear that the team takes pride in keeping everything in top notch condition, which adds so much peace of mind as well.
The property itself is always clean, well-maintained, and beautifully kept. The atmosphere is friendly, safe, and inviting—everything you’d want in a place you call home.
Ultimately, living at Modera Gulch has been an absolute pleasure so far. Between the unbeatable value, prime location, responsive maintenance, and genuinely wonderful staff, I would highly recommend it to anyone looking for a top-tier apartment in The Gulch or Nashville in general.

the dog park is unmatched. its the reason i chose this building and a main reason i renewed. i love my view but they might be building a hotel that could block it which is unfortunate. i wish there was a larger closet space, more kitchen storage, and a balcony but besides that i love my unit

Constant NOISE
Nothing but banging and noise. No change after multiple complaints. Really disappointing after I was assured there would be no noise issues. Save your time, look elsewhere, I can see this is going to be an issue. Office pressured me to leave a review before moving into my unit. Bizarre.

Love the Modera Gulch
I just moved to Nashville and Kelly, Jordan, Summer, Victoria and Kenny are all great. They’re always dependable and respond quickly with a smile. They’ve been very helpful with my move and adjusting to a new place. And Kenny always helps very quickly with any maintenance needs. I highly recommend this building and its stellar staff!
