Love living here

i hoenstly cant say enough about living here - i love it. the community is quiet, clean, and in a great location in East Nashville. You’re close to everything nut you dont hear the train like every where else in east and you also are tucked away from the noise of the city.

the pool has honestly been one of the best parts of the summer. It’s been such a nice place to hang out and relax. i’ve also loved all of the updates they’ve been making around the property. the new landscaping looks great,...
the amenity upgrades have been a huge improvement, and you can tell they’re putting a lot of effort into making the community better

the office team has been so friendly and helpful and maintenance has been quick whenever I’ve needed something. overall I’ve had a really great experience living here and would definitely recommend Marlwoods to anyone looking for a new spot in east nash

Truthfully Disappointed

I’ve lived here for two years, going on my third, and unfortunately, I’ve become very disappointed with the transparency of our new administration, the upkeep of the grounds, and the lack of parking.

While the new admins are very kind when you’re able to get ahold of them, it can take weeks to get a response. I also wouldn’t rely too heavily on their word—there have been several times I’ve been told something would be handled, only to realize a month or two later that it was never addressed or...
even looked at.

As much as I appreciate the cosmetic updates around the property, the overall cleanliness and upkeep of the facilities have really declined. The pool has been murky and filled with bugs all summer, there is consistently no toilet paper or paper towels in either of the bathrooms by the pool and gym, and the propane tanks never seem to work. It’s especially disappointing because the last two summers, the pool was one of my favorite things about living here. The facilities were well stocked, and the common areas were consistently clean and well maintained.

I’d also like to mention how different the community feels now that we have short-term rentals. They contribute to the parking issue, with some units bringing in two or three cars, and they’ve also created a much more transient feeling throughout the buildings. Personally, it makes me uncomfortable not knowing who my neighbors are or who is coming and going.

It’s honestly a bummer because I really did love living here. I still like the community and appreciate the improvements being made, but the lack of communication, cleanliness, parking, and sense of community have made the experience feel very different from when I first moved in.

This is THE place!!!

I don’t usually take the time to leave reviews, but Marlwoods has honestly exceeded my expectations. From day one, the team has been welcoming, responsive, and genuinely invested in making this feel like home.

Ashley in the leasing office made the entire move in process incredibly easy. She was knowledgeable, friendly, and always quick to answer my questions. Even after moving in, she’s continued to be helpful anytime I’ve needed anything.

Matthias on the maintenance team has also been...
fantastic. Every maintenance request I’ve submitted has been handled professionally and in a timely manner. He takes the time to explain what’s being done, makes sure everything is working properly before leaving, and you can tell he really cares about the residents.

I also want to recognize Marc, the Community Manager. It’s obvious he takes pride in the community and is focused on making continuous improvements. Communication has been transparent, resident concerns are taken seriously, and you can see the effort being put into keeping the property moving in the right direction. It’s refreshing to see a management team that is so hands on and committed to creating a great resident experience.

The property has a great atmosphere, the staff is friendly, and the customer service has been excellent. If you’re looking for an apartment where the team truly cares about its residents and is constantly working to improve the community, I would absolutely recommend checking out Marlwoods.

Not Great

With the new ownership, there have been some improvements, but most feel cosmetic rather than meaningful. Cameras have been added throughout the property, but they appear to be primarily license plate readers rather than security measures that improve resident safety. New pool furniture, clubhouse updates, and leasing office renovations help the property look more "resort-style," but I would have preferred to see investment in the actual condition of the community.
The landscaping is one of the...
biggest disappointments. Bushes are overgrown, plants and trees are dead, and the grass is brown most of the year. In some areas, grass doesn't grow at all. Meanwhile, the sprinkler system seems to run constantly—even during rainstorms—creating standing water, muddy spots, and unpleasant odors.
Cleanliness is also lacking. Buildings and sidewalks are noticeably dirty, exterior-facing buildings appear to have never been power washed, and windows on upper floors are rarely, if ever, cleaned. Dog waste stations frequently overflow and create foul smells throughout the community.
Maintenance response times have been frustrating. I have submitted multiple requests and waited weeks without communication or resolution.
Amenities are limited for a community at this price point. There is only one grill on the entire property. On the Fourth of July, it ran out of propane, and maintenance was unreachable. A resident had to swap a propane tank from the fireplace so people could use the grill on a major holiday.
Another growing issue is parking. Management has converted some units into short-term rentals, which appears to have significantly reduced available parking. If you arrive home after 10 PM, finding a spot near your apartment is unlikely. You may end up parking far away and walking through a dark, non-gated community. The constant turnover of short-term guests also changes the atmosphere, making it feel less like a residential community.
Overall, while the property looks better in photos thanks to recent cosmetic updates, the underlying issues remain largely unaddressed. For a community considered one of the better options in East Nashville, it's disappointing that basic concerns such as maintenance, landscaping, parking, and cleanliness continue to be ongoing problems. I hope ownership starts focusing more on the resident experience than appearances.
