LEASE TERM
The initial term is for one (1) calendar year.
LEASE EXTENSION
Tenants must complete and submit an Extension of Lease Agreement at least 30 days before the lease ends. Notification must be given via both email and phone.
EARLY TERMINATION
Early lease termination is allowed if the Tenant's employment is negatively impacted due to economic hardship. Written notice must be provided at least 30 days prior to the intended move-out date and confirmed in writing. Rent may be prorated accordingly.
MONTHLY RENT
Monthly rent is $1,700.00. Any applicable pet deposit, for (1 pet $ 100.00) must also be paid online. The first month's rent and pet deposit are due upon move-in and completion of the initial inspection. Rent may be prorated for the first partial month.
LATE FEES
Rent is due on the 1st of each month. A late fee of $50.00 applies for payments made 5 days or later after the due date. Payments are applied to outstanding charges before rent.
NON-PAYMENT
If rent remains unpaid for more than 30 days past the due date,the lease is in default, The full security deposit will be forfeited.
INSUFFICIENT FUNDS
A $50.00 fee will be charged for each returned payment. Two (2) returned payments will result in lease termination.
QUIET ENJOYMENT
Tenants are entitled to quiet enjoyment of the Premises, provided lease obligations are fulfilled.
INSPECTIONS
The move-in and move-out inspections. Both must sign Initial and Final Inspection Reports, which will determine any deposit deductions.
USE OF PREMISES
The Premises shall be used solely for residential purposes. Commercial activities and large gatherings that disrupt the neighborhood are prohibited without written approval.
OCCUPANTS
Only individuals and pets listed in the lease may reside on the Premises. Guests staying more than seven (7) consecutive days require written permission.
SUBLETTING
Subletting or lease assignment is strictly prohibited without prior written consent. Unauthorized subletting is grounds for termination.
PROHIBITED ACTIVITIES
Storing hazardous materials or engaging in illegal activities on the Premises is strictly prohibited and will result in immediate termination and forfeiture of the deposit.
UTILITIES
Tenants are must pay electricity, gas, and water (MLGW). Non-payment is a lease violation. A Ring system is provided at no cost.
ALTERATIONS
No alterations or improvements may be made without prior written consent.
DAMAGE TO PREMISES
If the Premises are rendered uninhabitable through no fault of the Tenants, the lease will terminate, and rent will be prorated.
MAINTENANCE
Tenants must maintain the Premises in a clean and sanitary condition. Damage resulting from misuse or neglect is the Tenant's responsibility.
LAWN CARE
Tenants provide lawn maintenance.
INSPECTION RIGHTS
quarterly inspections with prior notice. Immediate entry is permitted in emergencies or for urgent repairs.
ABANDONMENT
The Premises will be considered abandoned if Tenants are absent for 30 consecutive days without notice or if rent is unpaid for 15 days with no sign of occupancy.
EXTENDED ABSENCE

SEVERABILITY
