(4) Tenant acknowledges that in order to remove odor caused by smoking, the owner may need
to replace carpet/flooring and paint the entire premises regardless of when these items were
last cleaned, replaced, or repainted. Such actions and other necessary steps will impact the
return of any security deposit.
2. Immediate notification is required to be given owner in case of any water leaks, including leaking in of water from
the outside. In the case of neglect to notify immediately, the tenant will be liable for cumulative damage
resulting from lack of immediate notification.
3. Immediate notification is required to be given the owner in the case that water bugs, roaches, ants or any other
pests are found inside the home so that a pest service can be called to exterminate such pests.
4. If pets are approved then proof of rabies vaccination records for cats and dogs shall be provided to the owner within 7 days of execution of
lease agreement.
5. If Tenant desires to acquire a cat or dog after the signing of the lease, permission must be granted from owner
In reference to breed and size of desired pet before bringing it on Premises.
6. Tenant is required to remove and properly dispose of any excrement that dog leaves on Premises or
lots/yards within surrounding neighborhood of Premises.
7. The dog(s) isn't to disturb the neighbors with loud and continuous barking.
8. According to Tennessee law, all dogs are to be on a leash when outside.
9. Tenant must abide by all regulations set forth in the HOA Rules and Regulations.
