Poor management and awful security

We have initially had a good experience here, but management has dropped the ball on safety and cleanliness. They never notify residents where there has been a break in (which is often), meaning people can’t file timely police reports and aren’t aware there has been a safety incursion. Like others say, homeless people get in often, trash rooms overflow, the parking gate is always broken, leading to the constant car and bike room break ins mentioned in other reviews. Amenities are often unusable... due to safety or cleanliness on multiple occasions. Maybe if the management spent the money from all of the happy hours on keep residents safe these recent upset reviews wouldn’t be rolling in. But our property has been stolen, we can’t use amenities, and we don’t feel safe so here we are. I recommend avoiding Avenue 5 if possible. Management is aware of extensive break ins in the bike room and garage and will not notify tenants when there are security breaches.

Bad experience from top to bottom

Theft and lack of security defined our time here. We were victims of four separate thefts over an 18-month period, totaling about $8,000 in property lost. Each theft occurred at a different location on the property, and in each case security and surveillance were nonexistent. The building lacked standard security measures like cameras covering building exits or fob-activated elevators and package areas, even though management admitted theft was a “huge problem”.

Though thefts were our biggest...
complaint, Savier failed us in plenty of other areas. The building is the worst quality I’ve lived in since college. Hot water went out on multiple occasions, elevators were regularly in disrepair, and the trash chute and parking garage doors would malfunction regularly, making gnarly noises every time they were used, crashing loud enough to shake our walls. Appliances would also break down with regularity, and for stretches it felt like we were submitting a maintenance request every week.

There was no noise insulation in either apartment we lived in at this property; we could hear EVERY STEP our upstairs neighbors took, as well as dogs barking clear down the hall in other apartments. The crummy building quality was made all the more frustrating by the fact that the one noticeable investment Avenue5 made in the building was a facelift for the leasing office and lobby area - which did very little to improve the experience of current residents.

Maintenance became a huge problem starting in early 2020. Trash and recycling would regularly pile up in the trash rooms, pieces of trash would be left in the halls and mail areas for days, and the few basic supplies / amenities offered around the building would go un-stocked for days at a time. Perhaps most troublingly, the few cleaning and sanitizing supplies that they offered in common areas during COVID would regularly run out and not be replenished for days, leaving residents without the ability to disinfect the areas after use.

The leasing office here is a revolving door of mostly indifferent or incompetent staff - with some exceptions. It wasn’t uncommon for emails to the leasing office to go unread, or for staff to give inaccurate or conflicting information in response to basic questions about the property.

It was icing on the cake that our security deposit was returned to us 6 weeks after move-out, well after the legally-allowed 31 days.

If you really like this neighborhood, my advice is: live anywhere but here.

I chose Savier because they provide the best value by far in Slabtown when considering unit size, amenities, and location. Its not brand new but its very well maintained and the staff has been friendly and attentive the whole time. I recommend Savier to anyone looking to rent in NW!
