The owners will allow use of the backyard by the renters if left in an undisturbed fashion and this can all be negotiable. The owners have 2 friendly dogs that use the backyard when they are there. Lawn care will be provided by a local lawn care company.

There is a washer and dryer that will come with the unit for use. However, the presence of a washer and dryer is not guaranteed if the ones there are broken for any reason.

Being located adjacent to the trails and Gervasi vineyard is a great bonus, but there is also a train track that runs adjacent to the Middle Branch Trail. Trains are infrequent (typically averaging less than one per day) but renters should be aware of this caveat before renting.

The lease term is for 1 year.The renter pays for utilities. No smoking is allowed inside the property. The renter is in charge of routine upkeep, including lawn care and snow removal. Any necessary repairs or maintenance should be reported.

A security deposit of $1500 is required before move-in. This deposit will be held to cover damages beyond normal wear and tear and will be returned within the legal timeframe after the lease ends.
