Gorgeous building- good location
As far as apartment buildings this one was the nicest I’ve ever lived in. The floors and furnishings are really nice and it’s pretty quiet for a downtown location. The maintenance guy Jon is a gem too.

Incompetent management
Air conditioning has been broken for two months. Paint is falling off the ceiling. Cabinets are falling apart. A really poorly maintained building. Do not move here.

During the Spring start up it was found that the coil cracked and thus needing to be replaced the part was ordered and it's on the way. We then installed a temporary chiller and generator to assist in cooling while we wait for the part. New buildings... require adjustments as they start being used. We don't have any outstanding maintenance request currently but we are prepared for them when and if they return.

So much potential ruined by terrible management
I had high hopes for Utica Steam Cotton — a beautiful, historic building with incredible potential. When I first moved in, it was warm, welcoming, and full of promise. Unfortunately, everything changed due to the building’s constant shift in management.
The current management company, Property Management Alliance (PMA), is disorganized, unprofessional, and deeply unresponsive. Communication is poor, and interactions are often rude or dismissive. It’s clear they are not equipped — or perhaps not... interested — in maintaining the charm or livability of this property.
Sadly, due to their mismanagement, a place I once hoped would be my long-term place to hang my hat-or in my case my white coat has steadily declined. What should be a thriving, vibrant community now suffers from multiple vacancies and neglect. From what I understand, PMA manages several properties in the Utica area — I strongly urge prospective renters to research carefully and avoid properties under their control.
If managed by a competent local team who truly cared about the building and its residents, Utica Steam Cotton could flourish. But until then, it’s hard to recommend this place to anyone. The proximity to the hospital is second to none. However, that was not enough to keep me or many of my coworkers in the building.

We've been managing for 20 years and the Utica Steam building is a great example of downtown revitalization. While I'm sympathetic to your experience it doesn't line up to what we do. We encourage people to contact us and experience for yourself and... enjoy living in the 95 % occupied Utica Steam building . We must be doing something right.

Total scam
The management company, PMA, are absolute scam artists. They hired one man to do all the maintenance, cleaning and upkeep in the building, so it's never clean. There's pet urine, fur, mud and more all over the floors every day. They don't heat the lobby even though they are gouging you on rent. The finishes are cheap and haphazardly done. This building is a great example of how you can get taken advantage of. None of the security or amenities they offered are real, in fact the building gets... broken into on a regular basis. They don't value people here, they just want your money. Take it somewhere else and be treated like a human

Management paid for good reviews
They hung a sign in the elevator offering a reduction of rent if you left good reviews of the property. I accepted that I'd just pay my full rent rather than lie, because they are really just trying to con new people into living here. They'll raise your rent for no reason should you decide to stay more than a year, and care more about turnover and price gouging than longevity or maintenance.
