You have an entire acre all to yourself with access to a pond spring fed. Included in the rent is a medium size stackable clothes washer and dryer, electric stove and refrigerator. You pay for all utilities: cable, electric and oil heat, water bill provided by the Village. Domestic pet will be considered, no cigarettes smoking on the premises outside only is permitted proving you pick after you, no littering, no fire camp is permitted, swimming in the pond must sign a release holding free and clear the owner from being liability for anyone occupying said premises for any injuries that may arise from swimming or drowning.
The village provides garbage pickup twice weekly. Tenants must pass a criminal background check and credit check must be above 700, you must provide bank account(s) statements for the past 3 months and if credit check does not meet requirements could be asked to provide one year bank statements, proof of employment and funds. References and prior residence verification. At the signing of the lease must be given 1st month rent with a 3,000 deposit of which $500.00 is toward water bill and whatever is left in the oil tank must be paid in full at the time of lease signing. Tenant must also provide proof of "renters insurance " for the content of their own goods such as furnishing and tenants must pay for any maintenance of any breakage associated with the dishwasher, washer and dryer, during their tenancy, the owner provides such appliances in good working order at the time of lease signing but does not cover the maintenance of such. However, the refrigerator, electric stove, hot water tank and heating system is provided and maintained by the owner.
