I have been living in this building since a few years ago. Since late 2018, one of the tenants on the 28th developed a late-night weed-smoking habit which is absolutely disgusting. We have reported this issue with the building management numerous times over the past 1.5 years. The front desk crew and myself IDENTIFIED the smoker many times and notified the building management. Nothing has been done or resolved except for a few emails to the whole building reminding the tenants it is a... non-smoking building. If you are a person who does not smoke or if you have kids or dogs, please avoid this building and terrible management at all cost! unless you and your family want to smoke second-hand weed at least once a week!

Great neighborhood, good amenities!
It's like having the best of both worlds: only 1 stop away from Manhattan, yet without all the buzz and noises that come with it. The waterfront is very peaceful and quiet at night and full of energy with all the kids running around during the day.
The building itself is good, doorman to get your deliveries, maintenance team is super responsive and the common areas are generally clean. The building is pet-friendly and kid-friendly, which is a good plus!
Management team has a job which is to... make money and rent apartments. The rent increases are above market, but if you know what you're in for then it's fine. Amenities are great with a gym, a pool and a large common room. The outdoor terrace that will open next year promises to be great with BBQs and a fenced dog park.

Location, Location, Location!
Apartment building located on the banks of the East River with stunning views of Manhattan. A five minute subway ride to Grand Central means that you have all the convenience of living in Manhattan, but without the noise. The buildings facilities are excellent and the staff are friendly and courteous - what's not to love about a ninth-floor swimming pool with amazing views of the city. The neighborhood has also seen a rise in excellent restaurants.
