Very impressed so far with Tides at North Paradise. Esmeralda has been very helpful, thorough, and responsive throughout the application process and now the approval process.

Prime location next to the strip. The people in the office were really nice and the apartments are large and the price is right.

The reviews you are reading are very accurate I did not believe them myself and I was in desperate need of a place to live so I went with this place when it was called aya. I instantly regretted the roach infestation is disgusting and possibly a health risk due to the amount of carcasses in the air ducts. Live in a car before signing a lease with this place!

This whole entire apartment complex is infested with roaches they live in the walls and you’ll see your floor covered at night. This place has traumatized me once my lease is up I’m packing my bags. You pay for pest control and they do nothing about the roach problem. My neighbor got his apartment bombed for the roach problem and said he still saw them 2 days later. The washer and dryers don’t work in this complex and the gym and pool are always closed so you pay for amenities you’ll never be... able to use. Also pay for trash but there is constantly trash everywhere. Not to mention there are squatters breaking into the vacant apartment complexes. Homeless will try to break into your car and apartment. I moved in 8/05/2022
Apartment was supposed to be ready for move in 8/04 10am
Was not able to move in untill 8/05 4PM
i came from CA with my daughter, we had to make other arrangements since apartment was not ready when arrived.
Once able to move in apartment was DIRTY
infested with roaches and water bugs.
The apartment is not sealed.
ceiling leaks constantly ; has caved in twice .
When it rained , my daughters entires room flooded as water was coming in from the baseboards. Called emergency... line was advised would have to wait till storm is over before they can send anyone ; so for an entire day as it rained water poured into my daughters room.

They came to repair it and just caulked it (the next time it rained it wasn’t as bad but still water all over the floor )

Trash and dog poop everywhere.
They don’t give you keys for gym or pool.
They change management companies; don’t notify you and won’t accept money orders that have the complex name anymore

Cynthia is rude and disrespectful. Will attempt to talk to you like your a child.
