Renter Beware!! Proof for this very poor review, emails, photos and videos, will be posted! The experience living at Waterside Village Apartments is one of complete disappointment, one of immense frustration and one of utter disgust for how Capital Management takes care of their property, how they maintain their occupied units when maintenance issues arise (which is OFTEN), their ability to finish “upgrades” that they start on the property but, most importantly, how they treat their tenants. Jay... , in particular, once issues reach his level, in upper management, will tell you he’s going to do something to “fix” a maintenance issue but, in reality, what he’s doing is just putting a bandaid on the issue that never really gets fixed and leaves you feeling hopeless, angry and disgusted. He works at, literally, a snails pace. Capital Management owns Waterside Village Apartments, Orchard Court Apartments and Meadowview Apartments in Pennsville, NJ. All they care about is getting your money. Once they get your money for your rent, they could care less what issues arise in their units. Don’t ever expect to get what you pay for at ANY of their properties. The one and ONLY good thing about living at Waterside Village Apartments is that Kristen, their property manager, has a heart of gold! Kristen, you get a 10 out of 10 for trying to do the impossible at Waterside Village Apartments! I commend you for staying on as their property manager! I also will add that they literally have ONE maintenance man trying to keep up with all of these apartments! Cesar, I also commend YOU for working so incredibly hard to keep up on the impossible!

not a bad stay for something temporary.
I moved into these apartment buildings in 2019. They’re quiet & the neighbors are nice but they are nosey. The maintenance guys are always on site. There was a garden snake at my door when I opened it one day. I seen a field mouse once in my unit. There was a time where I wasn’t in my apartment for about 3 months due to personal reasons and everytime I came back to grab clothes there were dead crickets all over. Hallways smell like cigarettes or weed. But my stay here was nice because of the... quiet. hot water didn’t work some days which sucked and my AC unit malfunctioned a lot. I haven’t met the new staff , but I liked Jennifur. I had a patio and the sliding door was too stiff and never slid open. Rarely used it.
