What good is a luxury apartment without a usable restroom?
One month after moving in here, I left a 5* review for these apartments. Having lived here for 5 months now, it's time to leave an informed review.
I love everything about the complex. The apartments are modern, roomy and luxurious. Commute to Manhatten is very convenient. If you like quiet, this is the place to be.
I moved here in the middle of a month and the leasing guy was gracious enough to accommodate us with with a last minute move. Because of the quick move in, the minor stuff that... needed maintenance attention before our move in were not fixed. The property manager at the time promised that he'd "send his boys" to fix them. It's now 5 months, and nobody has come to fix the issues. In fact, none of the "boys" including the manager himself works here anymore. They've left the company.
Repairs take forever. I've had to cancel one that took weeks. These are minor and cosmetic issues that do not bother us. However, I feel compelled to leave a review concerning genuine repair requests.
I was locked out of the building on the wintry weekend of 01/24/26 because the entrance door code had been changed. We did not receive any communication about this change. Being a weekend, my call to the office for help was directed to the emergency number. The dispatcher called the emergency contact person multiple times but they were unreachable. I stayed in the cold for more than one hour! Nobody showed up. And nobody reached out to me to follow up on this.
Our toilet constantly backs up but we've been able to fix it using a plunger before. But today, Friday, 01/30, we were unsuccessful. We reported this to maintenance after 4pm because it's unsable. Ashley, the new manager, was quick to let me know that they're not able to help with the issue because they have other work orders that are pending for the day. She said that the best she could do for us is to make a work order for Monday! Being a 1 BRM unit with one toilet with two people living here, I asked her what we are supposed to do until Monday. She insisted that she could not help us and then added that alternatively, we could contract a plumber to fix the toilet at our own expense!
I want to believe that the management is doing the best but tenants pay to receive a service. They pay to receive a good service. Unfortunately, service is nonexistent at 15 William.
Though lacking in management and service, the apartments are beautiful.

Amazing property
I love mu apartment! Super clean, cozy, no pest and the pictures match the exact property. great location and management is very responsive. I can honestly say this place is my home!!!

So far so good!
Newark itself isn’t a gorgeous area but William Flats feels safe and comfortable. Haven’t lived here long, so not sure about managements response to maintenance requests.
