We lived at MAA Ballantyne for 14 months, and completed our lease. During the move out process we received several emails from Megan the assistant property manager about paying a $200 service for cleaning and shampooing the carpet to make the move stress free. We paid the $200. We have 2 dogs, and vacuum weekly due to my allergies. When we moved out our furniture there was a lot more dog hair that we were unaware of until the furniture was gone. We decided not to vacuum this up due to paying for... the $200 all inclusive cleaning fee. We were sent an invoice from Megan that we still owe $205 for carpet replacement??? We only lived there a year, and apparently the carpet was already 4 years old when we moved in. She said the carpet was not able to be cleaned so we are being charged for 25% of carpet replacement, like she was doing us a favor. She said they keep carpet for 6 years before replacing it (thats gross)

1. We paid the $500 one time pet fee (no one seems to explain what this was for other than have the privilege of having pets)

2. We paid pet rent at $50 per month, this is a total of $700.

3. We paid the $200 cleaning fee that was to include vacuuming and carpet shampoo.

4. We paid $200 for a rental deposit.

THIS IS A TOTAL OF $1600 THAT WE PAID. AND NOW WE ARE BEING CHARGED AN ADDITIONAL $205 FOR OLD CARPET???

ALSO IN THE LETTER THAT SHE SENT STATING THAT WE OWE, SHE SAID THAT IF NOT PAID IN 30 DAYS IT WILL BE TURNED OVER FOR COLLECTION. FUNNY HOW THEY PUT THAT STATEMENT ABOUT COLLECTION IN THE FIRST LETTER WE RECEIVED ABOUT THIS ISSUE. SOUNDS LIKE THEY DO THIS TO PEOPLE OFTEN AND AUTOMATICALLY THREATEN COLLECTION. WE WERE NEVER LATE ON RENT PAYMENTS.

We looked up the carpet and it retails for .82 per square feet, but she's charging $1.21 per square foot, and this is their wholesale price???

We also had a flood in our front door corridor from faulty drainage on the exterior that ruined a brand new rug that we were "told oh well, not our problem."

I lived here for several years and watched this property decline firsthand. What was once a decent place to live has deteriorated significantly in recent years.

The grounds are regularly littered with dog waste and trash. Car break-ins and theft are a recurring issue. But the biggest problem is management. Recent property managers have been rude, non-responsive, and dismissive — with a particular pattern of poor treatment toward long-term tenants. When problems arise, there are no clear... policies or solutions offered — just attitude and deflection.

This pattern is documented at the corporate level.
The one bright spot is maintenance — the maintenance staff are responsive and do good work.

I’ve lived here for several years and used to enjoy the community, but things have drastically changed. Recently, new neighbors moved in upstairs with a large dog that frequently runs, barks at all hours, and causes loud banging sounds—sometimes as early as 4:45 AM. Despite wearing earplugs, the noise is so disruptive that I’ve been woken up multiple times a week, and my sleep and health have suffered significantly.

I reported the noise to the leasing office multiple times and followed all... suggested steps, including keeping a detailed log and contacting patrol services. Unfortunately, management has done very little beyond “reminding” the residents, and the issue persists. I feel like my quality of life has been completely disregarded.

It’s deeply disappointing that a place I once called home has become unlivable due to poor accountability and lack of enforcement of basic noise and pet behavior rules. If you're looking for a quiet, respectful living environment, I’d strongly suggest looking elsewhere.

We’re living in MAA Ballantyne 3 months and I like everything and everyone. Our apartment very cozy, with great view, super culm. People, who work there very helpful and nice. I can recommend everyone live here.

This place is not fit for family with young kids as you cannot take them in to the play area as there will always be some big boys playing soccer and its not safe. The management is not helpful and does not understand the risk or safety of young kids.
