Pros - Great location and square footage. Cons - very thin walls (hear everything next door, above and below you). Quiet hours not enforced - have had neighbors play loud music and get in abusive arguments until 3a-4a many nights. Required services and add on charges made mandatory before reviewing with residents (i.e. monthly water utility, valet trash).

Walls are so thin, so noisy neighbors can become a big issue. Other than that, it' wonderful.

This property was taken over by Lincoln Properties a while back and the building has been on a rapid decline since. The location is great and this old building is beautiful, but that’s all you get now. No one is ever in the office or answering calls/emails, there’s a significant package theft problem exacerbated by a poor quality package management system, the place is frequently filthy (they seem to have stopped the cleaning crew from coming) and the atmosphere rivals a frat house or a cheap... roadside motel. There is a haze of smoke of all kinds wafting through the halls of the building, people are leaving vomit in the lobby and open trash just sits for days/weeks in stairwells. Furniture is routinely abandoned in the lobby. We’ve had alerts that the building holiday decorations and the maintenance man’s tool bag were stolen. Oh, and the payment portal has had an invalid certificate for the better part of a year so adding your payment info is dicey at best.

The noise level is also out of control. It’s never been quiet here, but before there was a normal amount of apartment noise. Now it’s a constant barrage of blasting stereos, screaming matches and in-loft stomp sessions. If you have a problem with another tenant, well, let’s just say my interactions with the property didn’t solve the problem. Instead, with all the subtlety of some mean girls crossed in middle school, I was suddenly given a couple of bogus “violations” after living here for many years with nothing on my record. If you are working from home or just enjoy having guests over, be prepared to apologize repeatedly for your neighbors, who have other agendas. The poor quality, constant hassle and stress of this living environment is not worth the prices being charged. Honestly, hundred’s cheaper would still not make this worth it.

I love the aesthetic of the building, and it is located in a great area of downtown KC.
