The leadership at TGM Odenton is failing to properly manage these units, and it shows in several areas:

Garbage Management: Trash piles up every weekend due to inadequate infrastructure. Residents are even charged for garbage disposal, yet the issue remains unresolved. Instead of addressing this, management spent weeks repaving roads that were already in good condition--money that should have gone toward fixing the waste problem.

Broken Incentives: Rent incentives are misleading. They... advertise perks such as free months of rent or renewal bonuses, but then look for loopholes to avoid honoring these agreements.

Government Shutdown Support: During the recent shutdown, affected residents were told they would need to go to court to request extensions or face eviction. This lack of support was unacceptable.

Maintenance Delays: If something important breaks, expect to wait days or even weeks for repairs. The only way to get action is to repeatedly chase them.

Run do not walk from leasing here!! The leasing office is unresponsive, there is no follow-up from management once (if at all) maintenance services are performed. Verizon FIOS is NOT a service provider for the development, nor will they be in the distant future. Xfinity is the only TV and internet provider. They do ensure the grounds are nicely manicured. It takes more than nicely manicured lawns for me!

The inside of the apartments is okay, but the rent is extremely expensive for the incredibly poor way this apartment is run. Firstly, they do not tell you where the mailboxes are and how to properly pay your utilities when you start living there. I relooked in my lease and there is no information within my lease explaining those things. Then, the Maintenace team is either extremely understaffed or incredibly lazy because they NEVER EVER work on Maintenace request. I am friends with a lot of... people in this complex and it is a consistent issue. I have had tickets in from when I first moved in that have not been taken care of. The apartment units are very nice inside. However, the property and the units are not being well maintain for the rent that you pay. Trash at the dumpster is a big problem and maintenance takes too long to fix issues in the units, weeks or months before the problem is resolved. The property manager is very unprofessional, and parking is a nightmare. They allow commercial vehicles too park on the property which takes parking spaces from paying tents and too many guests whose names are not on the... lease. I have lived here almost a year and I love it! I looked at many places in Odenton, Laurel, Columbia and I'm glad I chose Lodge at Seven Oaks. The staff, especially Aly, is so nice and professional in dealing with service requests, maintenance, and concerns. They are attentive to what's going on even if you don't necessarily let them know. I would definitely recommend this place to others.
