I am writing this message because I'm frustrated with the continued poor management of The Gates of Cipriano property and the lack of attention to serious resident concerns.

This is now the fourth consecutive year that the community pool was not ready for Memorial Day weekend. Last year, the pool did not open until July 2025, forcing residents to pay additional money to use other facilities during the summer. Residents continue to pay full rent while amenities that are advertised and included... in our community remain unavailable. Not to mention, when you go to the Greenbelt Community pool, you are not considered a technical resident and therefore have to pay non-resident fees, because the property does not pay Greenbelt or Prince George County taxes.

After learning that the pool would once again not be open as expected, I called the management office to ask why there was a delay and why this same issue continues to occur year after year. Unfortunately, the property manager was very short and dismissive during the conversation and did not provide any meaningful explanation or accountability. As a paying resident, I believe these are reasonable questions, and I was disappointed by the lack of professionalism and concern shown in response.

Unfortunately, the pool issue is only one example of a much larger pattern of neglect. Management appears more interested in collecting rent than addressing the ongoing problems that affect residents' quality of life and safety.

There is a severe rodent problem throughout the property that has not been adequately addressed. In addition, the dumpsters are frequently overflowing with trash, creating unsanitary conditions, attracting pests, and making the community look poorly maintained.

Safety and security are also major concerns. Vehicle-related crime has become alarmingly common, with car wheel theft occurring so frequently that residents regularly find vehicles left sitting on bricks or crates. Despite these recurring incidents, there has been little visible effort to improve security measures or protect residents' property.

Residents deserve a clean, safe, and properly maintained community, especially given the rent we pay. I urge management to take immediate action to address these ongoing issues, improve communication with residents, and provide accountability regarding the timeline for correcting these problems. I am a current tenant. This place is all about the dollar! There is very little tenant friendliness. No laundry facility onsite, $100 for trash removal, your building does not get cleaned every day, stray cats galore! rental office staff okay, roaches, mice and for the money it cost to live here...SMH!!! I feel this place is a dump and not aesthetically kept. They straight money-hungry.

If I could give no stars I would. 9 months can't come fast enough.......... This place is a whole joke. They have policies and guidelines but follow what they want. I was having electrical issues where the breakers trip like for three weeks, meaning I didn't have power on and off for three weeks. All maintenance would did was reset the breakers and 20 mins after he would do that, it would trip again. Got tired of calling the emergency line. It wasn't until they had a REAL electrician come in to... do some extensive work when the issue was resolved but he left the place in shambles with holes in the walls and ceiling. Still haven't came and fixed the dining room light drywall wall. Switched over to payment portal online but won't take the time to help out the elderly residents that really aren't keen of computers because they are old school and want a receipt in hand for what they pay for. Most of those that work there are incompetent and uneducated individuals that couldn't place in an elementary spelling bee. And let's not talk about the roaches and mice. Please don’t rent here you won’t be able to use your pantry if you don’t want rats chewing on your food. Can’t use the breakfast bar because they just climb up there as well. There are holes everywhere where they travel actively,including in the kitchen cabinets where you put your dishes. Maintenance is bad at their job your requests will not be heard for months if ever. I wish I could give no stars. I am a former tenant. I lived in one of the better buildings however I had issues with leaking pipes, loud music and heavy marijuana smoke from neighboring apartments. There is trash stacked up around the trash cans and one of my neighbors car got shot up. The property management team was not helpful in remedying most of these issues. I began to feel unsafe in the neighborhood. The leasing staff is rude and unprofessional. I would advise you look elsewhere.
