I would not recommend University Grove based on my experience living here.

One of the biggest issues was our air conditioning. We dealt with an extended period without properly functioning AC, and the situation got bad enough that a portable AC unit had to be placed inside our apartment. I have photographs documenting the unit and the conditions we were dealing with. It is difficult to understand why a portable AC unit would have been necessary inside the apartment if the regular AC system had... been functioning properly.

We also experienced a separate utility issue where we were without water for approximately three days because the water bill had not been paid. Going multiple days without a basic utility like water was completely unacceptable.

What frustrated me even more was how management handled our request for a rent adjustment. We asked for a prorated adjustment because of the AC problems and provided an explanation of what happened. Management denied the request and responded by pointing out that the lease requires rent to be paid in full by the 1st and considers it late after the 5th. That response was especially frustrating because we had paid the required rent before moving in. Our complaint was not about whether we were obligated to pay rent; it was about paying full rent while dealing with serious problems with the apartment and its essential services.

I understand that maintenance problems can happen at any apartment complex. My issue is how those problems are handled once they happen. When residents experience significant AC problems, lose access to water for days, document what happened, and then ask management for a reasonable adjustment, I expect more than a denial that simply points back to when rent is due.

I kept photographs, receipts, communications, and other documentation from these issues. I am writing this review based on my own experience as a resident so that prospective tenants know what we dealt with.

If you are considering University Grove, I strongly recommend asking detailed questions about maintenance response times, utility responsibilities, how management handles extended loss of essential services, and whether residents are compensated when significant problems make an apartment difficult to use normally. I would definitely would recommend to many incoming students, and friends.

This is a Great place to live however, I feel that there’s just a lot of unnecessary fees. I do not understand why is there a separate utility bill when we have utilities we pay for that is included with rent.

I wish we had a clubhouse that had a pool, gym, and somewhere to print. It's a little disappointing that the amenities we get are less than those in other communities, but we pay more in rent.

Everything is great, I hope/wish they will powerwash the houses/patios before the next lease starts! Just some small complaints but nothing major! I do like the style and that everything is new!
