My son lived here during the 2025–2026 school year. We paid every monthly statement that appeared on his resident account throughout the lease.

At move-out, we were presented with additional utility charges from the beginning of the lease that had not appeared on the monthly statements we had been paying. When I asked where this billing practice was disclosed in the lease and requested an explanation, I never received a direct answer. Instead, I received screenshots from the property's... accounting system that did not address my questions.

We also experienced maintenance issues, including waiting nearly two weeks for a washer and dryer repair. The issue was resolved only after I contacted the office directly.

This review is not intended to suggest that utilities should not be paid. Rather, I encourage parents to ask these questions before signing a lease:

How many months behind are utility bills?
Will monthly statements always reflect the actual amount owed?
Can utility charges accumulate and appear later?
Are there any charges that will not appear until move-out?

Students and parents deserve complete transparency so they can budget appropriately.

Stay far away. Unsafe, money-hungry management, ignored maintenance and infestations. Broken appliances never fixed. Don’t move here.

They moved us into an apartment filled with black mold inside the cabinets in the kitchen, behind the dryer, and in the closet with the air conditioning filters for sure! It was nasty and horrible! They offered to move us into a newly renovated apartment by a certain time, but we didn't move until a month later. So I would rate the service as poo! ????. They are ridiculously expensive for these kind of problems. Take your money somewhere else!

I love it here in the palisades the staff are very friendly and treat me like family. They maintain the property well and the maintenance staff are great as well. It's a one stop shop here. Very convient to campus and my Job.

Living in the psades is what most would say "College Life" like every apartment complex it has its pros and cons... WAYYYYY better than living on campus you have your own everything basically. Share washer and dryer and kitchen. 9 times out of 10 the match you with perfect room mates. They not strict AT ALL. which is great as a student. they have plenty events for us to do, and the staff is awesome!
