NOTE: This is a single room for rental. I live in the other room at this time, so this rental opportunity is only ideal for single renters, not small families or couples.
My name is Brandon, owner and primary resident. I have lived in Indianapolis... since early 2015, and I am a teacher at an independent school for gifted youth in the city. An avid world traveler, I have traveled to 70+ countries of the world, and I spend most of my school breaks engaging in educational projects abroad in various continents.
I am not much of a homebody, so I am happy to defer to any tenant in making plans around the house. There are also several longer stretches, throughout the year, when I am away for several weeks. However, when I am home, I am happy to socialize or provide space. A couple times a month, I like to have smaller groups of people over for dinner. Roughly once or twice a week, I'll have a friend over to play a board game or sit out on the front porch. However, I am flexible towards the social rhythm and preferences of the tenant.
For an extra $100/month, I can rent the garage out for parking (however, the lawnmower and some other lawn supplies will need to share the space too). I own the next door lot, so there is space for bonfires, lawn games, etc. The front porch is remodeled with two rocking chairs to enjoy balmy evenings. The basement is unfinished yet dry, with much room for storage or exercise equipment. The rest of the house - kitchen, living room, and dining room - is furnished, as well. The spare bedroom has a twin bed, dresser, lampstand, and lamp (which can be stored in the basement if you wish to provide your own furniture).
The only two furnishings that the tenant would have to provide, if desired, are 1) a microwave and 2) a TV. There is space for both, but they are not provided in advance. The photos in the posting are from the spring before a dining room table, couch, sitting chairs, and a hutch for dishes were purchased to fill out the dining room and kitchen
The house is located within a 10 minutes of several grocery stores and within 5 minutes of an on-ramp to I-70, which can connect you easily to anywhere in the city. Additionally, the house is a 5-minute drive/15-minute walk from two nice parks (one with a disc golf course), several coffee shops, an arthouse cinema, and an indoor climbing gym/social hub (North Mass Boulder). Downtown Indianapolis is a 5-10 minute drive, as well.
Wi-fi and the security system costs are included in the monthly rent, and utilities (gas, electricity, water, and sewage) will be split two ways, even during the longer stretches when I am traveling.
