Looking to put someone in for a 12 month lease then proceeding on month to month basis. First month and equal security deposit due at signing; total $2300 for move in and expect you have at least 2.5x rent $2875/month verifiable income. Shorter term negotiable. Requires a full background check plus credit and background report WITH a judgment/lien search ($49 from RentPrep if you do not have one) but willing to be flexible about some history that others may not. I don't charge fees to apply and I won't ask you to provide this until we're both serious.
