Portal is awful! Zero communication from the leasing office

I would recommend leasing somewhere else, the portal is awful, it makes it very hard to pay rent if you want to pay any way other than a check. The office has tried to add extra hidden fees and when i confronted them about it they took it off… fishy. The pools were supposed to be opened two weeks ago and still aren’t open and one of them is empty and we haven’t heard anything. One lady in the office is so incredibly rude and won’t help, even if you’re so so nice. but The other staff members are... so sweet and try their hardest, but they never seem to be there. You have to pay to valet trash service even if you don’t choose to use it ($35 each month). They don’t enforce rules and the neighbors are loud and don’t care about picking up after their animals. there has been dog pee in the hallways for weeks and nothing was done about it. DISGUSTING! Please reconsider somewhere else to lease from!

Look for somewhere else to rent!

I lived at Lake Shore Park for about 6 years, and I would not recommend it.

The cost does not match the quality. Rent was high, extra monthly fees were added, and the apartments did not feel properly updated or maintained. The same washers and dryers stayed in our building the entire time we lived there and broke down often. The pools also seemed to be closed frequently for one reason or another.

Communication was another major issue. In my experience, calls and emails often went unanswered,...
and when we did get a response, it did not feel professional or helpful.

We dealt with repeated maintenance concerns, including bathroom mold that came back shortly after being treated and dishwasher mold that was not properly addressed. We also experienced frequent odors in the building, stolen packages, items stolen from our vehicle, and safety concerns serious enough that we installed our own cameras.

When we first moved in around 2019/2020, it felt more locally managed. Over time, especially under corporate ownership/management, it felt like tenant concerns mattered less.

Move-out has been just as frustrating. After 6 years, we were charged for a full repaint, even though normal wear and tear should be expected after that length of tenancy. Even after disputing the charge and asking for clarification/documentation, they still insisted we pay for a full repaint.

My advice to future tenants: document everything, take photos, save every email, watch the extra fees, and carefully review your move-out charges.

Hubble/Indigo ruins peaceful property

I have lived here for nearly 4 years. This place was so amazing when Bill and Marjean ran things, they actively cared and were easy to get a hold of when we needed to. You could even find Bill walking around picking up litter any day of the week. They really cared!

Unfortunately they both retired in 2020, and now the place is run by Hubble-or Indigo- but it's the same hubble staff according to the emails. While having apps and online lease signing is needed since last year, it takes away the...
idea that anyone cares about those of us who pay to live here. Especially because the office only works "business hours" and refuses to help outside of those hours.

The units themselves are nice and clean, although idk how well things are being maintained with new management. (Our carpet has clearly been beat up and even had a large patch replaced-with the wrong color on the day we moved in as we got to see it for the first time-and they didn't replace it.)

The neighbors who moved in above us a month later (into the unit we were told we would be moving into, only to have it suddenly switched at the last second) have been massively disruptive and obnoxious almost everyday since June. I have complained multiple times and was told they "can't" do anything and that all I can do is call the police.

This feels wholly unfair and as if management is willfully neglectful of tenets violating the lease with loud obnoxious parties, guests, and disregard for others in the building because it isn't when they are here to see it.

Awful New Management

Hubbell is the worst thing to happen to Lakeshore. They’ve completely destroyed the best apartment complex in Ankeny. I lived here for many years and loved it, but will not continue. Under old management your rent included free DirecTV, free 100mbps internet, and free water/sewer/trash. Hubbell now charges you for everything in addition to their high rent. They’ve clearly also cheaped on cleaning, landscaping, and snow removal. The lobby consistently stinks and is dirty, the grass/bushes/rocks... aren’t maintained, and lastly snow removal is minimum and delayed (sidewalks shoveled width of shovel, night after snowfall). The apartments are nice, don’t get me wrong, but now nothing makes Lakeshore special from the rest. Do yourself a favor and invest your rent elsewhere, not associated to Hubbell.

Horrible New Management

Since Hubbell took over the monthly costs have gone up at least $100 a month, along with the removal of the included TV. Don't expect more than a day's notice for them having to enter your apartment (even if they require you to move all your furniture). If you have a problem don't expect a speedy reply from management (or one at all). Since they took over we have gotten near-monthly reminders that anything and everything that is broken or damaged will be charged to you along with a comprehensive... list of everything and its cost. Overall the price is not worth it and even if it was affordable I would still not recommend it due to the management. The one plus side is that for paying significantly more per month you can get an ice cream cone every few months. Note that the one star is the minimum, if I could this would have gotten zero stars.
