Avana is a decent neighborhood, quiet at night, parking sucks though it's to tight for all the large vehicles, my car has taken a beating in these small spaces and around renewal they hit great paying tenants with a110% increase. Security never catches who bust the gates down but we are charged each month for open gates. It's spacious and hollow you will hear each step from a neighbor lol but it's cool for the price.

Not going to lie my thoughts about this place the neighbors the people at the Front Office you probably don’t want know. I will say this, though the communication between your offsite team and your on-site team is horrible.

My experience living here has been extremely frustrating due to ongoing and unresolved maintenance issues.

Since moving in, I have repeatedly reported water leaks, moisture problems, and mildew/mold concerns. These issues have affected multiple areas of the apartment, including the bathroom, kitchen, and bedroom. Despite numerous maintenance requests, the problems continue to return.

There have been several serious incidents, including water leaking through the bathroom flooring and soaking my... mats, a kitchen leak, and an emergency bathroom leak that was never addressed after being reported early in the morning. In one instance, I was only given a fan instead of an actual repair to fix the source of the problem.

Over time, the constant moisture has led to visible mildew and a persistent musty smell throughout the apartment. I have even found mildew underneath my mattress, which is unacceptable and concerning.

I have followed all proper procedures, submitted maintenance requests, and documented everything. The issue is not cleanliness—it is ongoing water intrusion that has not been properly resolved.

I cannot recommend living here based on my experience.

From the time I moved in, I experienced recurring water leaks, persistent moisture, and mildew throughout my apartment. Although maintenance responded to work orders, the underlying issues were never permanently resolved. The same problems continued to reoccur, and over time I noticed a constant musty odor, mildew on my kitchen cabinets, and eventually mildew growing underneath my mattress.

What made the experience even more frustrating... was the lack of accountability and communication. Rather than thoroughly investigating the source of the moisture, I was told at one point that the mildew could be related to resident cleaning habits. As someone who keeps a clean home, that response was both discouraging and dismissive given the history of repeated water intrusion.

Communication from the leasing office was also inconsistent. I often had to follow up for updates, and there were times when important information was not communicated clearly. While staff members were generally polite, I did not feel that my concerns about the condition of my apartment were treated with the urgency or seriousness they deserved.

Everyone’s experience may be different, but mine was stressful and ultimately led me to request a mutual termination of my lease. I believe residents deserve timely communication, lasting repairs, and a home that is safe, dry, and properly maintained.

I hope the property improves its maintenance practices, communication, and overall accountability so future residents have a better experience than I did. Read More
