REQUIREMENTS
• All properties must be viewed before an application can be submitted.
• $125.00 non-refundable application fee.
• $75.00 – Electronic... door fee.
• Background checks are required, including dispossessory, evictions & bankruptcies.
• All Applications must be completed entirely. All documentation must be attached at the time of application submission. (All documents must have your name and your employer's name with employer's contact information visible.) Screen shots are not permissible. Please scan your documents into the application link.
• Please have all documents & deposits available at the time of your rental application.
o Pay Stubs: 1 month of pay stubs (ex: weekly pay = 4 pay stubs / bi-weekly = 2 pay stubs.)
All information must be attached to the application for processing.
o Income: Must be 2.5 times your NET income.
o Employment Verification: Your employer must be able to verify your employment.
• Holding Fees: Holding fees must be received in cash, money order, or by electronic payment. Holding fees are required to hold the property for move-in.
• First Month's Rent: First month's rent and holding fees are required at the same time.
• Proof of established utilities is required prior to move-in.
• Properties may not be available to move in immediately after your application is processed. The Property Manager will schedule a move-in date and time. Some properties may take 2-3 weeks to be move-in ready.
• All rentals are on a first come first served basis. We do not hold any property without a holding fee nor prior to application approval.
• Renters & Lease Renewals are required to have a $100,000.00 Rental Insurance Liability Policy.
