I cannot recommend Briggs at Powers Park based on my experience throughout my lease.

From the beginning of my tenancy, I dealt with one issue after another. The apartment had a serious roach problem that existed before I moved in. Despite repeated complaints and multiple pest control treatments, the infestation never truly went away. Seeing roaches during both the day and at night became a regular occurrence, which is unacceptable in any apartment community.

Management has been equally... frustrating. Throughout my lease, I dealt with billing errors, unexplained charges, accounting mistakes, and repeated disputes over my rent. At one point I was charged hundreds of dollars because of an internal accounting error. Instead of correcting the issue, I spent months disputing the charges and ultimately had to go through Housing Stability Court.

Even after a court-approved payment agreement was in place, new obstacles continued to appear. The property changed payment systems and claimed they could not process court-approved rental assistance checks unless I downloaded a third-party app. When those payments were delayed because of their own processing requirements, they rolled the balance into my next month’s rent and refused partial payments.

The maintenance issues have been just as concerning. I recently returned home to find my ceiling separating and falling apart, leaving a hole in my ceiling (photo attached). No resident should have to worry about whether their ceiling is safe.

To make matters worse, management entered my apartment before the date they specifically assured me they would. I made arrangements based on what I was told, and that promise was not honored.

What has been most disappointing is the lack of accountability. Every issue—from billing disputes to maintenance concerns—became my responsibility to chase down and resolve. Instead of solutions, I was met with changing explanations, shifting policies, and unnecessary stress.

After dealing with a persistent roach problem, months of billing disputes, Housing Stability Court, payment processing issues, ceiling damage, and management failing to honor what they told me regarding entry into my apartment, it should come as no surprise that I will not be renewing my lease.

I sincerely hope management improves both the condition of these apartments and the way residents are treated because no one should have to spend an entire lease dealing with this level of frustration. Read More

Some of the leasing office staff have displayed a very poor attitude and an unprofessional demeanor. They are often rude, unfriendly, and unwelcoming when residents come in with questions or concerns. In addition, there seems to be little sense of urgency when handling maintenance issues or resident complaints. Professionalism, communication, and customer service should be improved significantly.

The application fees are astronomical and they'll take your money and argue with you tooth and nail over a small disparity in your income, I pay more currently now for my apartment, no evictions, good credit score. They only allow you 24 hours to submit documents or they will take your application fees for themselves. they will not be upfront about how they operate until you have already paid the application fee. Then they become robotic they will refuse to... look into any other factors besides your most recent income. Don't even bother applying I feel sorry for anyone about to go through what I just did with this company. staff only trained to check boxes and collect fees as you can see by many other reviews. I am writing to express my severe dissatisfaction and distress regarding the condition of my apartment. The situation has deteriorated to a point where it is severely impacting my quality of life. There is a significant infestation of rats and roaches in my apartment. I have observed visible rat droppings in multiple areas, including under the kitchen sink and in the bedroom closet. They have damaged my personal belongings, including eating through two tubs of my cleaning paste (pink stuff) and... contaminating my food. I have had to discard a considerable amount of food due to this contamination. They can be heard running around under my bed and throughout the apartment. I was informed by the pest control guy that was sent to my apartment that the entire building is infested with rats, and my neighbors have reported similar issues, including catching 12 rats in their apartments. I reported these issues to the staff but have yet to see any effective resolution. The ongoing infestation has made it impossible for me to sleep or eat comfortably in my apartment. I have had to resort to eating in my car, staying in hotels, or visiting family in another state. On August 17th, the ceiling in my apartment began leaking due to a problem from the apartment above. Additionally, rats have bitten through the hose leading to the dishwasher, causing further leaks under the sink. Despite reporting these issues, repairs have not been completed. To manage the situation, I have had to use a bucket to catch the water and employ all my towels and blankets to prevent further damage. Tonight, 11 September 2024 while doing dishes two rats fell out of the cabinet closest to the stove near my feet, so I find myself again in a hotel wondering while I am paying for an apartment that I can’t eat or sleep in. I have recently moved in and the maintenance supervisor Tony is so helpful and nice. He made sure I was comfortable and let me know if there was anything I needed just let the staff know. I am very pleased.
