READ THIS BEFORE CONFIRMING YOUR MOVE-IN DATE.

In January I toured this property and had a great experience with the leasing team. Everything seemed smooth and professional, so I signed a lease in late January for a March 14 move-in date.

A few weeks later I received a call saying the resident in that unit would no longer be vacating. Not ideal, but I was willing to work with them. I was offered another unit with the same floor plan, though not the finishes I originally selected. After clarifying a few lease details, I signed an entirely...
new lease and all of the documents again for a March 21 move-in.

Fast forward to March 10. I received another call saying the resident in this second unit has also extended their stay, and my move-in has now been pushed to April 4. Situations happen, but it does leave me wondering how the standard 60-day notice policy applies here when residents are able to extend their move-out dates and lease end dates after they were expected to vacate.

So just to recap: I have now signed two separate leases and what feels like a million documents, and my move-in date has still changed twice because residents extended their stays. At this point, signing paperwork here feels more like a suggestion than a guarantee.

The logistical impact of this is significant. Movers have been scheduled, people have arranged time to help me move, and my current commute is about an hour and a half each way. All of that planning was based on the move-in date that was agreed to in the lease. Moving companies also plan around confirmed dates. They schedule crews, purchase materials, and block off time for customers. When move-in dates change multiple times, it does not just affect the renter. It affects the businesses and people helping them move as well.

I have been renting apartments since 2018 and have never experienced anything like this, especially not twice after signing legally binding lease agreements. At this point I am preparing to sign documents for a third time and hoping it does not turn into a fourth. I’m half expecting to receive another call next week letting me know I should go ahead and pencil in May.

After signing two leases and adjusting my move-in plans twice, I would hope management considers a resolution that reflects the inconvenience this situation has created. At this point, helping offset moving costs would seem like a reasonable place to start.

Major Building Issues

The 'luxury' exterior of this building hides serious internal issues. I’ve dealt with building-wide fire alarms for months, and now a major plumbing leak has flooded my unit. It’s been over a week and the plumbing is still not repaired. Management admits the unit is unusable for professional work and smells of damp carpet, but they have provided no real resolution.

Also be prepared to audit your own bill every month. They continue to charge fees even after I’ve provided proof that my policy is...
current. The lack of consideration from staff is unbelievable. The manager and assistant manager act as if you are a nuisance when you bring up legitimate concerns or they give some non- excuse as to why you are being charged or alarms are going off when you work from home or you need repairs done. Not to mention after I was tricked into renewing my lease they went up on my rent almost $200!!! Don’t move here. Save yourself some headaches.

Constant Robberies and Break-ins

Check out the City of Sandy Springs crime stats on this place. Remember, it’s in a “verified response” city which means that the police are under ordinance not to respond to alarms unless you provide evidence that you need help.

Worste property management

Horrible customer service I moved here two months ago and someone tried to break into my house the first month I am a single female who lives alone there are no cameras on the outside of the entry of hallways from the Parking garage or in the hallways . When i asked to be let out of my lease because this happened during the night and was very scary they said no you have to pay two months rent . Then the lifting arm in front of the gate is so low you can not see it if you are in anything but a... car . If you are in a suv you cannot see it and the delay is too long thus you accidentally hit it ALL the time . One day i ran through it on accident because I could not see and it broke . The office was not open so I did not report it and I went out of town for a week when I arrived home the day I was back my car got impounded and put on hold with a charge of hit and run on the car. I was charged 680$ for hitting the wooden arm to have it replaced before I could get my car back and I still have not been able to get my car for days now . Still waiting for the detective to release it. Not to mention they replaced it yesterday and it is already broken again as of today . Not to mention the damage it did to my vehicle ! Also the 175$ for towing so I am out almost 1,000 when they have Not even fixed the things that were wrong when I moved in ! My toilet is still broken with water running this is 2 and a half months I’ve been here too. Take note!

Talk about an awesome place

I moved here two years ago. At first there were a couple bumps in the road as mentioned in a previous review. Buttttt, I stuck it out and I am so glad. There is really great walkability to some great restaurants and shops. Having a grocery store in the same community makes a HUGE difference in my work/life balance. I also feel like the staff is able to help me with a lot. I have needed help with direction towards the best route to move in, printing something off, getting a friend in my unit... while away, etc. and they are always able to accommodate. If you want a great place to live with a beautiful apartment this is definitely the place!
