Great Location, Outdated Building, Disappointing Leadership

I’ve lived at MAA Midtown for 3 years. While the location and amenities are great, my experience was overshadowed by a year-long odor issue in my unit. The smell was at times unbearable, made me sick, and often forced me to sleep outside of my bedroom or leave the apartment entirely. Maintenance eventually found and fixed the source-a severe moisture/mildew odor coming from my bedroom closet walls-but management’s handling was dismissive and unprofessional. It took months before they even... offered to conduct an air-quality test, all while I was experiencing physical reactions and deeply concerned about whether I was inhaling something potentially dangerous to my health. Even after escalating to the Regional Vice President, the issue was ignored, minimized, and I was told my option was simply to move out—more about pushing the problem under the rug than helping resolve it.

After posting my initial review, MAA’s Resident Care Team replied publicly, asking me to email them directly and promising a response within 48 business hours. I complied-and then heard nothing. A full week passed with no reply. I followed up again, even cc’ing the Senior Vice President, yet still received no response. This only reinforces what I experienced firsthand: MAA’s leadership does not care, avoids accountability, and is more concerned with optics than actually resolving resident concerns.

Beyond that, residents should be aware of other concerns. If you’re a biker, be prepared to store your bike inside your unit, as the bike room has insufficient racks. At one point, I had to lock mine on a smaller rack in the parking garage, only to have it stolen while I was traveling abroad. Security overall is questionable—the main garage door is frequently broken, leaving it open to the public. I’ve personally seen homeless individuals in the garage, and one even walked into the package room and stole someone’s flat-screen TV delivery.

Lastly, while less frequent recently, the elevators have historically been unreliable, with at least one of the three main elevators out of service at a time, causing long wait times.

For a luxury community, I expected accountability, respect, and fair treatment. The building is nice (though a bit outdated), but leadership failed me, and future residents should know that when serious problems arise, they may not get the support they deserve.

DO NOT move here.

I recently moved to this apartment coming from Maryland and had an unfortunate experience that I feel compelled to share. Before moving, I spoke with Talia from the leasing office. I asked her to send me a video of the apartment, and while she did, it didn’t show the view. When I asked about it, she assured me it had a "nice view." I also requested that the apartment be cleaned before my arrival, to which she confirmed it would be.

I signed the contract remotely, and after an 11-hour drive, I...
arrived on August 21, 2024. At the leasing office, I picked up the keys and asked Talia to show me the apartment. She was initially reluctant, but eventually agreed. Upon entering the apartment, the first thing I noticed was a weird, stinky smell. When I brought it up, she claimed it was because the apartment had been closed for a long time. The "nice view" turned out to be a wall and a parking lot—nothing like what I was led to believe. When I expressed my dissatisfaction, she told me I'd have to wait six months to change units since I'd already signed the contract.

The apartment was dusty, and the bathroom was clearly not cleaned. When I asked if it could be cleaned right away, she said I'd have to wait until Friday or Monday. I explained that I'd just driven 11 hours and needed a clean place to sleep, but she offered no help. On top of that, I was given the wrong mailbox number and key, and the buzzer for my apartment didn’t work.

Now, a month later, the smell persists despite my efforts to eliminate it. I emailed the manager, and they sent a technician when I wasn’t home. The tech claimed there was no smell but installed a device to neutralize odors. There’s been no change. I even purchased a $250 air purifier and tried various solutions, but the odor remains so strong that I can’t use my kitchen or living room. The manager hasn’t even tried to contact me after I sent my email outlining these issues.

To make matters worse, the apartment has cockroaches—small and medium-sized. Despite two visits from pest control, I had to buy bait myself to get rid of them.

My advice: DO NOT move here. The leasing staff will say anything to get you to sign a lease, but once you’re in, they are unresponsive and unhelpful. My experience has been nothing short of frustrating, and I wouldn’t recommend this place to anyone.

Beware of Excessive Rules and Poor Customer Service at MAA Midtown

If you're considering moving to MAA Midtown Atlanta, I strongly advise you to do your due diligence. This apartment complex is riddled with numerous rules and fees that make living here more of a hassle than it's worth.

We recently had a small gathering at the Sky Lounge, and our experience was far from pleasant. Initially, a staff member approached us and announced in front of our guests that only two visitors per apartment were allowed. This was already embarrassing and disrupted our event...

Not even 20 minutes later, another staff member arrived, informing us that parties were not permitted in the lounge and that security would be called if we didn’t leave immediately. Trying to be reasonable, we said we would finish our food and then leave, but once again, within another 10-20 minutes, yet another staff member came and threatened to call the police if we didn’t vacate the premises right away.

This level of harassment is unacceptable, especially when we are paying rent and should be entitled to use the public facilities. The constant threats and interruptions ruined our event and left us feeling unwelcome and disrespected.

Moreover, the apartment’s policies are excessively restrictive. If you have family visiting, you could easily violate the guest limit rule and incur a hefty $300 fine. This kind of environment is incredibly stressful and not conducive to a comfortable living situation.

In summary, MAA Midtown Atlanta may seem appealing at first glance, but the overbearing rules and poor customer service make it a challenging place to live. Think twice before moving in here.

EXPLORE OTHER OPTIONS

I recently moved into MAA Midtown Atlanta, and I must say, my experience has been quite disappointing. Here are some of the major issues I've encountered:

1. Lack of Visitor Parking: Your guests will either constantly get tickets or have to shell out $30 for offsite parking. It's incredibly inconvenient and frustrating for anyone who has frequent visitors like family and friends, you get one parking spot that you pay for and that's it so if you have more than one car, forget about it!
2. Tiny...
Pool: The pool is extremely small, which makes it hard to enjoy, especially when it's crowded. Definitely not up to par for a complex of this size. The building probably can house 2000k people the pool can't accommodate 10.
3. Constant Smell of Weed: The smell of weed is pervasive throughout the building. It's very off-putting and makes the environment feel less than desirable. Being that these apartments have no widows for fresh air, you can't escape it.
4. Stinky, Stained Hallways: The hallways often smell bad and have stained carpets. It's an unpleasant experience just walking to and from your apartment. Pets also attribute to this issue, again there are no windows in the apartments. Speaking of windows...
5. Dirty Windows: While the views are nice, the dirty glass windows ruin the experience. They never seem to get cleaned, which is a shame. You pay all that money for the views, but they are obstructed by watermarks, dust, and debris.
6. Unprofessional Leasing Office Staff: The leasing office staff are overly casual, almost as if they think they're at home rather than at work. This results in an unprofessional demeanor and tone, making interactions with them unpleasant. They will come up with every reason in the book not to complete service request. Something they could fix for 20 dollars they would rather not. It's sad!

Overall, despite some nice views, the numerous issues make living here less than ideal. I cannot recommend this place to anyone looking for a professional, clean, and visitor-friendly apartment complex. Save yourself the hassle and explore other options.

New Happy Tenants

My partner and I moved into MAA Midtown at the end of October, Joselina and the entire leasing office staff were very accommodating. Upon moving in we were welcomed by the head concierge, Olando, who was beyond helpful with signing our lease, getting access fobs, parking and providing access to the loading zone and freight elevator. Olondo along with Sharlene have continued to be welcoming and helpful and just getting us acquainted with the new building! All of the concierge staff have been... exceptional to be honest!  I would love to name them all but I am still memorizing all their names! John in the maintenance department has also been a big help with making sure everything in our unit was in pristine working order upon move in.The pool, gym, club house and terrace are exceptional.  The grills, firepits and water fountains are clean and well maintained.  The cleaning staff and gardners seem to work 7 days a week. After a month of living here everything continues to only impress us although there has been some frustration with the assigned parking situation and access fobs, it seems to be an anomaly with the property. Having no guest parking is our biggest complaint but there is ample (pay) parking in the area so we make it work.
