They will ignore your attempts to communicate with them

My biggest issue with this property has been the lack of communication from the leasing office. I have been trying to complete a lease transfer/sublease, and getting a response from management has been extremely difficult. Calls frequently go unanswered, and emails and messages have gone unanswered as well.

I found a qualified person who wanted to take over my apartment, and her screening/application was submitted. We were told that the screening should have been completed, but days later it...
was still showing as pending. She has a firm move-in deadline and is a student who needs stable housing, so the delay has put both of us in a very stressful situation.

I called the office directly and was told that she could not receive the keys or move into the apartment until the screening was completed, which I understand from a safety and policy standpoint. The frustrating part is that there has been very little communication or transparency about what is causing the delay or when it will actually be resolved.

This is not the first time I’ve had difficulty getting a response from this office. When something is time-sensitive, repeatedly calling, emailing, and messaging without receiving a response makes an already stressful situation much worse.

I understand that screenings take time and that management has policies they have to follow. My concern is the lack of communication and follow-through. If an application or lease transfer is delayed, residents should be able to get a clear explanation and a reasonable timeframe rather than being left repeatedly trying to reach someone.

I would strongly recommend improving communication with residents and providing a reliable way to get timely answers, especially when lease transfers and housing deadlines are involved.

I should also mention that they seem to be picking and choosing who to pick up for. I’ve called from my number and left messages and even emails for 3 months and not a single one of them had called my number. I have to use my moms or someone else’s phone to get them to pick up and resolve my issues. My emails and messages remain un-answered

Zero Accountability, Endless Problems

I genuinely do not understand how this property continues to operate in its current condition. In my experience, The Forum of Tallahassee markets one experience to prospective tenants and delivers something entirely different once the lease is signed.
If you are considering renting here, do not base your decision on the model unit near the leasing office. Insist on seeing an actual occupied building. The difference between what is shown during tours and the conditions many residents actually...
live in is significant.
Since moving in, we have dealt with dirty living conditions, malfunctioning appliances, inconsistent valet trash service, filthy stairwells, and a maintenance department that routinely fails to resolve issues. Maintenance requests are regularly marked as "completed" despite no repairs being made, creating the appearance of resolution while residents continue dealing with the same problems.
The property has ongoing issues with roaches, poor upkeep, and a complete lack of urgency when addressing resident concerns. It took more than two months to repair or replace an air conditioning unit that was not functioning properly at move-in, leaving us to endure unacceptable living conditions while paying increased electric costs. More than six months later, a dryer that has been the subject of repeated maintenance requests still requires three full cycles just to dry a standard set of sheets.
Equally concerning is the apparent disregard for resident privacy and security. Maintenance personnel have entered apartments without proper notice and have left units unsecured afterward. Front door locks have been changed without notifying residents. These are not minor inconveniences—they are serious issues that no tenant should have to accept.
Management frequently claims to be engaged and attentive to the property, yet many of these problems remain unresolved month after month. The leasing office is often difficult to reach, communication is poor, and obtaining accountability is nearly impossible. Residents are expected to continue paying rent while basic maintenance, safety, and customer service standards go unmet.
Students/parents looking for housing in Tallahassee should think carefully before signing a lease here. College housing should provide a safe, clean, and professionally managed living environment. Based on our experience, The Forum of Tallahassee has failed to deliver on those expectations in virtually every area. If I could give zero stars, I would.

Amenities rarely work, NOT exclusive to students, DIRTY

This apartment complex is HORRIBLE. There is NO guest parking, the gym barely has any working machines, access to the study room is NOT 24 hours (as they advertise it to be), and it is NOT exclusive to students. Management moved in a 34 year old woman who is not a student into our unit without any warning. The amenities also barely ever work. The leasing office does not answer the phone when you call, and they are not the most helpful in person either. I regret signing my lease here and i... DEFINITELY regret resigning. DO NOT live here if you are in the market for student housing in Tallahassee, explore other options. I wish I would have.

Dirty buildings, recent shooting, poor mgmnt

I would not recommend this apartment complex at all. The campus is filthy, with trash and debris everywhere, and it looks nothing like what’s advertised on the website. The amenities are a joke—most of them don’t even work. Property management is practically nonexistent, making it impossible to get any issues addressed. The apartments themselves are moldy and poorly maintained. Save yourself the trouble and look elsewhere.

DONT LIVE HERE

I dont know how this has a 5 star rating. This office is incredibly rude and refuses to help residents. The elevator wasn't accessible from the 4th (top) floor, there were loose wires hanging out instead. In an outside area. they claimed they had ordered the part over a year ago but COVID supply chain issues were why it wasn't fixed. Randi in the office was rude and insisted this wasn't a safety issue. it took them 10 months to put an updated certificate in the elevator. The one in there was... from 2016!

During my whole lease, I never had a mail key that worked. I kept asking but they claimed it was because of COVID issues as well. They told me to make a copy of roommate's key, but her's never worked either so we had to go to the office anytime we had to check our mail. Once when I asked they told me I could get a new key but I'd have to PAY for a replacement even though I never had a functioning one.

The apartment is furnished but we didn't receive the promised TV for 3 months. Both showers in my apartment were clogged during move in and the kitchen was dirty. Our hallways always smelled like trash and urine. The floors outside were extremely dirty and they didn't clean them for 11 months. The lights in the hallways were always burnt out, leaving it to be super dark when coming home, day or night. There was dog poop all over the grounds. The gate clickers kept breaking and they never told me the code to get in. The gates were actually open most of the time I lived there.

THEY messed up charging the utilities and they kept billing me twice for the first couple months. You had to pay a ridiculous fee to SimpleBills before moving in, unlike if you deal with Tallahassee Utilities directly. THEY messed up again tried to charge everyone high fees the last few months because they claimed to forget to do it the first 9 months.

HORRIBLE MANAGEMENT and I wouldn't recommend living here to anyone.
