I’m sharing my experience so others can make an informed decision before signing a lease here.

After my lease ended, I was double-charged. An automatic payment was processed after I had already paid, resulting in them pulling an additional month and a half of rent from my account. I notified management immediately, but responses were slow and the refund process took far longer than it should have.

It’s concerning how quickly policies are enforced when residents owe money, yet when the complex... owes you, urgency seems to disappear.

Now, I’m facing nearly $2,000 in carpet replacement charges for three bedrooms. The statement says the carpet was last replaced in August 2023 and that I’m being charged for the remaining 2.5 years of its lifespan.

I lived there for one year.

I openly admitted that my dog damaged the carpet in one bedroom — not three. Charging for renewal across all bedrooms feels excessive and unreasonable.

They are also charging $300 for “sheetrock repairs” in the guest bathroom, master bathroom, bonus room, and living room. The only thing we did was hang standard picture frames — no mounted TV, no structural damage. Normal nail holes from picture hanging should not justify repair charges across multiple rooms.

Beyond the billing issues:

• Very thin walls — you can hear everything
• Drains frequently clogged
• Microwave and oven both broke within the first six months
• We were told to remove flowers from our patio
• Numerous add-on fees that quickly increase your monthly total

Overall, it looks nice at first glance, but be prepared for rigid management, extra charges, and policies that seem to favor the complex at every turn.

Constantly adding new charges to you account each month

I’ve been here since early Dec. still no pool. Gym just opened , but our fobs don’t work so can only it during office hours. No kids playground as promised, I know a few parents here who are not happy.

This place is still a rip-off. Pool not open, car center not open, trash compactor overflows constantly from no power. Trash all over the place. No Grill area as listed. No kids play area.
Of 'Course you pay for all these "extras" as they are "coming soon." I'm not sure what "coming soon" means but it's not usually 6 months. The new management has not even come up with new excuses, they just recycle the old managements used excuses. It's almost like they left them a script.

The Maintenace... department is still slow to react and rude. Not as rude as the last so that's an improvement. Read More
