Almost every part of the complex is fine, but the office and maintenance have some kind of serious issue where there are simply unable to fix air conditioning. They have been out no less than SIX times and the AC is still left underperforming and LITERALLY LEAKING WATER INTO THE APARTMENT. My friend the leaseholder has been left using a cooking syringe to siphon water out of her AC filter. Idk if it's an incompetence or financial issue where they won't just address the bigger problem but I would... NEVER live here in the summer and I suggest you don't either. When establishing a new policy they should give residents a forewarning but instead the put extra charges on our account. They send ridiculous emails any other time but made sure to charge money then send an email about the new policy.

This place is amazing. Great apartments, good amenities, PERFECT location. I read one review where someone said they hear gunshots all the time??? Never once heard a gunshot, also find me a place in Jax where there isn’t any gunshots. The rent is not bad considering what you get. Between the drug deals, gun shots, car break ins and homeless I would not recommend this community. JSO back out again because the homeless are bathing in the pools and sleeping here like they own the place. Management and maintenance are aware and come to find out the complex has never filled a trespassing notice so they will continue to come. Do not fall for a community service officer as there are none. Management will tell you it’s not there responsibility. Our many years here have been a pleasurable experience. The reasonable rent combined with an attractive floor plan and a very practical location make this a real winner. Two minutes from a teaching hospital, one minute drive or 5 minute walk to all shopping needs, three minutes to the interstate, and just an 8 minute drive to the airport. This is a prime Jacksonville location. During our years here we have called the friendly maintenance department about three times. Their response has always... been immediate.
