Beautiful property, spacious units, and the best maintenance team but, the dog waste management on property is poor. Residents leave their dog’s waste on the floor smooshed and smeared all over property. I even had a neighbor’s dog leave a trail of dog waste from the stairs leading up to my unit, in front of my front door, all the way leading to the neighbor’s very own door and it was left there uncleaned. It was disrespectful. I had guests coming over and to see the trail from the stairs to in... front of my door and the hallway was utterly embarrassing and disgusting. I wish the security on property was not just on the weekends only. We pay too much money on rent for strangers to come on property as they wish and use our clubhouse as a trap house to smoke weed at night and do God knows whatever else. Like I mentioned before Cortland is a beautiful property and one of my favorite places was the gym but, a lot of the machines are out of order and have been for about a year now. It would be nice for them to fix the machines and even upgrade and add some new ones. It’s part of our resident experience! Oh and every time I need to print something the printer doesn’t work. It seems like the front desk team is trained to nit pick and find little things to just charge the residents for to get commission/bonuses. Other than those things, I really appreciate the maintenance team. They are quick to respond and resolve any issues in the units. The guys are also kind.

While we can’t always control individual resident behavior, we take concerns like dog waste, cleanliness, and respect seriously and are always working on solutions to improve accountability and cleanliness across the community. Regarding your notes about the fitness center equipment, printer, and security presence, we wanted to share some updates. Great news - as of Tuesday, the Smith Machine has been installed as well as new bikes have been installed in the fitness center. If you need any help with the printer, feel free to stop by the office, we’d be happy to show you how it works!

Love living at Cortland Delray Station! The amenities are top-notch, from the lobby, gym, pool area, business center. The location is perfect for beach and downtown access, staff friendly and helpful. Jose from maintenance is a rockstar in expedient satisfactory attention to tenants needs.
The community is well-maintained, with beautiful large outdoor green spaces perfect for walking and relaxing.
The apartments are spacious and comfortable with open and practical architectural concepts....
Coming home is an everyday treat!
