We have lived at the Griffin for year in a half now. It is a great place to live. It’s quiet, friendly staff that takes the time to handle anything you bring to them. The maintenance staff is great and handles things quickly and efficiently. I really enjoy the monthly event/activities the griffin has every month. It’s a great place to live. I would recommend it to anyone looking for a place to live.

Great Place to Live
My experience at The Griffin has had its ups and downs, but I’m happy to say things have improved significantly over the past year. The property itself is beautiful and generally well-maintained. I do wish the stairs and breezeways were cleaned more often, and that vendors like lawn care and valet trash were better supervised—some areas get overlooked, especially by the landscaping team.
That said, the new property management team has made a huge difference. They communicate regularly, organize... fun weekly events, and even bring in food trucks from time to time. Maintenance is now responsive and accommodating—definitely a step up from the previous team.
While I’d still recommend doing your own research, I’d personally recommend The Griffin to anyone considering it. There’s always room for improvement, but the new property manager, Tristin, has things running smoothly. I’m finally happy with where I live.

I am a current resident with Griffin Apartments, going on two years of residency. I encountered an issue and as a resident I feel that a courtesy resolution should have been made being that I have a signed lease and I am entitled to have my vehicle at my property of residency. Understanding the influx of people abusing the parking spaces has caused us as residents to be unable to find reasonable parking spaces. In my situation I currently don't have a vehicle and am in a rental which was towed... by the Griffin, the property location I reside in . Looking at the new Parking Policy & Updated Visitor Parking Information : none of the options provided to a resident with a rental car was helpful for my situation. I work a 7:45am-6:30pm schedule whereas the office would be closed for assistance with parking options. I've reached out to the office and spoke to the community manager and she mentioned that I could have reached out to the office for a temporary visitor parking, as mentioned I'm a resident and that would have not helped with the parking solution and it was only temporary. Also mentions "Visitor parking is reserved strictly for short-term guests and may not be used by residents or for extended stays" I'm looking for resolution whereas I was charged for removing the vehicle from the towing location paying the cost of $325. I have the rental vehicle agreement in my name as a resident of the Griffin community which is proof the vehicle wasn't property of someone else who was parked there and a non resident. I was being generous for my father who is elderly , we had a rain storm so I parked across from our apartment in a parking spot so he can park in the garage space.

Resident Parking Decals: All resident-owned vehicles must display a valid parking decal on the front windshield at all times. This decal allows for authorized on-site parking. Please ensure it is clearly visible.

Courtney Trace is a beautiful apartment complex and the layouts and community itself is really nice. I have had some minor maintenance issues which were resolved quickly and efficiently with maintenance. The maintenance manager is a really nice gentleman and I think the maintenance here is top notch considering they are understaffed at the moment. My only complaint is that it is impossible to get in touch with any member of the office via phone. In order to have a conversation you must visit the... front office. I was given the wrong apartment when I first moved in and then had to have that changed which cost me unexpected moving costs but I was pleased with the apartment they switched me to. However, there has been no access to amenities since I’ve moved in 8/7 due to a lightning storm they say has affected the front box. This lightning storm was back in the second week of July and it is almost September and I still do not have a key to access the gym or the pool and the gates cannot shut at night either. No one has gotten back to me on this issue. I have also noticed that old charges from the apartment I was supposed to move into in July have been charged to my account and not removed. I have called, left voicemails, and emailed about this and no one has gotten back to me. I will likely have to make a trip to the office to get this rectified. I am assuming this might also be an understaffing issue as many of the office members have said they also work at the community across the street. All in all, I do like this complex, my unit is beautiful, and the location is very prime. I would just like communication with the front office to be better and a bit more proactive, as well as have something done so the entire community can have access to the amenities we pay money to have access to. Definitely move here, but be prepared to have to put in a little elbow grease with getting everything set up properly.

Excellent community to live in. Maintenance techs are very good at what they do! It might take a little bit for the issue to be taken care of but the quality of work negates it.
