Great place to live!
I have moved a lot for work and i have to say royal colonial is the spot. Right on the water, nice staff, all redone. Very quiet and everyone is respectful. Would highly recommend.

Love the Location
We lived there for 2 1/2 years and loved it. It is so convenient and close to the beach. We met a lot of great people there and the property looks beautiful. We loved our apartment and the ocean breeze.

Awesome view
My family and I moved here about 1 year ago, it’s been a great place. Our two kids love it. The location is perfect, we are so close to literally everything. The people that live here are very friendly as well. Apartments are very well maintained.

FANTASTIC PLACE TO LIVE !!
Since moving into Spanish River Apts in November I have been nothing but impressed with the community, apartment , and the staff which is on the property daily taking care of the grounds day after day !! The property manager Sheena , who also lives her has been available whenever I've needed anything to be done asap !!! I am a very particular person when it comes to service and maintenance and they are right on the money and things get done within a day or 2!! As far as the grounds and our view... !! You will not find a better place in Boca!! 2 pools right on the Intercoastal, staff cleaning grounds and building daily , and covered parking if you want . I wake up or sit by my pool watching every boat you can imagine go by right in front of me as they cruise the Intercoastal, I could not have picked a better place and will be here for a long time . Oh did I forget to tell you? Try and find a place like this in East Boca and compare prices ? Some places I looked at were rediculous and over priced and I feel Spanish River was very fair for this area , you can walk A1A as well as wall to the beach !! That's my review and its worth coming by and at least check out the community, you won't be disappointed!.
