We are a family just renting out the prior home we outgrew; we live in DC a few miles away, and have had great luck with long-term tenants who are happy to make improvements to the property they want and repairs they need and take reimbursement from us for both; we're of course happy to hang out in your space waiting for repair workers if that's your preference.
