I would not recommend living at this apartment complex due to serious safety and management concerns. The property constantly has issues with homeless individuals and prostitution taking place on or around the premises, which makes residents feel unsafe. The security gate is almost never working properly, and parking is extremely limited and poorly managed.
Sunrise Management also seems to have a very high turnover rate, which creates a lack of consistency and professionalism. The new manager... , Fernando, has been especially unprofessional in the way he speaks to residents. He often talks down to grown adults as if they are unintelligent and has shown very poor communication and customer service skills.
Overall, the property feels poorly managed, unsafe, and not well maintained. Residents deserve to feel secure and respected where they live, and unfortunately this complex does not provide that experience.

Thank you for taking the time to share your feedback. We take all concerns regarding safety and community standards very seriously. Management routinely reviews local call logs for police activity in and around the community. Based on our ongoing... reviews, there have been no reported calls related to prostitution or homeless activity at the property. While we understand that any concerns of this nature can be unsettling, matters involving illegal activity are under the jurisdiction of local law enforcement, and residents are always encouraged to report such concerns directly so they can be properly addressed. Informing management will also aide in finding solutions.
Additionally, both onsite and corporate management teams have been present in the community several evenings a week and have not observed or received verified reports of the activities described. New brighter lighting has been placed around the community to discourage unwelcomed trespassing. Our team remains actively engaged in maintaining a comfortable and welcoming environment for all residents.
Regarding the gate access, there was a recent power outage affecting one side of the community caused by damaged wiring. During that time, a vendor was onsite making necessary repairs, which required that one gate to remain open temporarily to ensure resident access. This issue has since been addressed.
Our team is committed to professionalism, consistent service, and continuous improvement. We understand that unforeseen issues can be frustrating for everyone, and we share that frustration when situations arise outside of our control. That said, we are proud of the progress being made and the positive feedback we continue to receive from many residents regarding both property improvements and the level of service provided.

Disorganized and Unprofessional Management
This place is a security failure. Cars get broken into, mailboxes get broken into, and packages get stolen—constantly. The call box doesn’t even work, so anyone can walk right in.
There are prostitutes, transients, and homeless people on the property like it’s normal. Vehicles are vandalized all the time.
Assigned parking is a joke. People take whatever spots they want, including handicap spaces, and management does nothing.
When confronted, management’s response? “It’s the area.” No—it’s... your job to secure the property, and you’re failing.
Sunrise Management is lazy, unprofessional, and completely ineffective. They do not care about tenant safety, and it shows.
There have been at least five different managers since Sunrise Management took over—constant turnover with zero stability.

Hi there, we apologize to hear that you are feeling frustrated with your experience at Continental Terrace. We do want to clarify that our staff has taken reasonable, documented steps to address your concerns, investigate reported issues, and... implement preventative measures. For example, our maintenance team responded quickly to your recent maintenance request, and they were able to fix the issue that you reported within 24 hours. We are also actively working to improve the parking plan. In the meantime, we are continuing to monitor the situation and encourage residents to report any concerns so we can address them quickly. No similar issues have been reported. We obtained approval for courtesy patrol for additional visibility on the property and our director has personally visited the property multiple times at late hours of the night for property walks to investigate your reports of disturbances and documented these property visits. These visits reflected a quiet community with light residential traffic, adequate lighting, and no observable disturbances. We remain committed to maintaining a high standard of service and addressing concerns within our control with professionalism and care. We would be happy to assist you with any unresolved concerns. Continental Terrace
This is the perfect place if you want to walk your puppy; it has a huge landscape useful like a doggy park with gated area for pet lovers; everyone's good in keeping the courtyard free of any animal debris; the gardeners as well keep the lawn clean; it beautifies the area creating a walking path that views like a country scenery surrounded with shaded trees, flowers, and lots of nature to enjoy the morning sunrise and evening sunset, or enjoy a relax time at the pool. Unlike other apartments,... its convenient and adjacent to shopping malls, grocery stores, great restaurants, community parks, schools, library, post office, and light rail, as well as easy access to the freeway. Lastly, its incredibly quiet and peaceful and staff cares about occupants safety maintaining an high morale policy. .
