Application & Screening Process:
Once all adult applicants have:
• Submitted a completed rental application, and
• Signed a complete rental agreement,
a full background check will be processed through TransUnion SmartMove (a third-party screening service). The $47 fee per adult is paid directly to TransUnion, and applicants may obtain a copy of their report from TransUnion.
No move-in costs will be collected until the background check is complete and acceptable.
A refund of $47 per adult will be issued to approved applicants who successfully complete the move-in process, provided a receipt showing payment to TransUnion is submitted for each adult applicant. Refunds are issued after all move-in costs are paid and keys have been released.
Rental Requirements (Minimum Guidelines):
Monthly household income of at least 2x the rent ($3,900/month or more),
Minimum credit score of 650,
Clean background (no recent evictions, violent felonies, or unresolved landlord disputes),
Positive rental history.
