Many stores, restaurants (including vegan), bars, coffee shops, food trucks, a movie theatre and the metro (that can take you to Hollywood, downtown or the beach) are all walking distance from this... apartment. Walk to the farmers market on Saturday mornings or Tuesday nights. Walk to outdoor movie nights and events at Triangle Plaza or wine tasting events at Barnsdall Art Park. Stroll among the hillside neighborhoods and get views of Griffith Park, The Observatory (which is beautifully lit up at night) and the famous Hollywood sign.
There is an Erewhon a block away and both a Yummy and 99 Cent store 4 blocks away. Both a Trader Joes and Vons are each about a mile.
This is a LARGE one bedroom. The square footage is more than many 2 bedrooms in the area. Free washer and dryer inside unit. It comes either unfurnished OR furnished (we can discuss what stays/goes if you want changes). Gas, water, sewer, trash, high speed internet (wi-fi) are included. You pay your own electric but the LADWP bill stays in owners name (since sewer & trash are on it) and tenant just pays for the electric portion of the bill.
Currently the unit does not have a mattress (my last occupant wanted to bring his own) but I'm willing to discuss providing one under the right circumstances. There is a queen size bed frame in the unit if you want to bring your own mattress. Bedroom has a walk in closet, AC and ceiling fan.
Kitchen has pots, pans, coffee maker, toaster and basic dishware. The refrigerator has an ice maker in the freezer. The unit has hardwood floors, heat, AC, 2 ceiling fans. Appliances including oven, dishwasher and microwave: all are stainless steel.
No smoking in building and no butts left outside. Any smoking in unit is grounds for loss of deposit.
No off-street parking is available for renters nor their guests. Renters can either purchase their own annual parking pass (roughly $40 per year) from the city and that allows them to park anywhere in District 12. Or they can use a “visitor” pass provided by the owner. Visitor passes only allow parking on 1 specific block. If tenant loses their visitor pass $100 will be deducted from their security deposit. Parking passes do not get anyone out of street cleaning tickets.
Renter agrees to a shared mailbox. If a private mailbox is desired renter may rent themselves a PO box at either UPS or USPS that are with-in a mile of property.
Maximum occupancy is 2.
The apartment is privately owned. The owners are not liable for any accidents, injuries or illness that occurs while on the premises. The owners are not liable for the loss of personal belongings or valuables of the renter or their guests. Renters must obtain their own renter’s insurance to cover their belongings.
Management reserves the right to enter unit for repairs, maintenance and to show potential renters the unit.
The building is covered under a home warranty company. Owner will report any appliance that breaks to the warranty company within 48 hours of tenant notifying them. Usually, the warranty company gets the replacement done within 3-5 days but with the pandemic and supply chain issues there are delays. Owner is not liable for supply chain / warranty company delays even if they exceed 30 days.
