All verifiable sources of income will be considered. Pursuant to Cal. Govt. Code §12955(o), for applicants with rental vouchers or subsidies, the income threshold will be calculated based on the amount of rent that will be paid by the tenant (not the entire rent amount); (5) verify your previous landlord references; and (6) perform a criminal background screening. We encourage you not to apply if you have a credit score below 500, have ever been evicted, have a bad rental history, or have utility accounts in collections.
WE REQUIRE YOU TO PARTICIPATE IN OUR RESIDENT BENEFITS PACKAGE.
You will be billed monthly $50 for the Resident Benefits Package. We provide this program to improve your rental experience and limit your exposure to potential damages while renting with us.
INITIAL LEASE ADMINISTRATION FEE.
Bruce Croskey Real Estate, Agent for the Owner, will process the Tenant application and execute the Lease Agreement on behalf of the Owner. Tenant shall pay Agent $95.00 as an Initial Lease Administration Fee to collect all paperwork, draft the lease, execute all documentation, and conduct the initial move-in. This fee will be included in the first month’s rent.
OWNER PROTECTION PROGRAM.
At the discretion and by direction of the Owner, the Agent may charge the Tenant $15.00 monthly for the “Owner Protection Program.” Funds from this fee will be used to pay for the cost of an eviction in the event a Tenant violates the terms of the contract. No monies will be refunded to the Tenant if the Tenant abides by the contract.
