No Ventilation, No sound proofing. Horrible Construction. Inattentive Leasing Manager.
Awful place to live. Same price point as near by apartments, yet no amenities. The new bar right underneath is open late and draws tons of loud drunken people, making peaceful sleep impossible. The windows open up two inches max, and therefore cause the unit to become a sauna. Heat gets trapped inside from sunlight and with no airflow stays above 80 inside for days in a row. Always dirty. The elevator, the stairwells, the hallways. Smells and residents leaving trash, spilled food and drink. It's... disgusting. I get woken up by my neighbor singing in her bathroom every morning. No sound proofing, what so ever. And don't ask about noise from units above or the roof. If you like the sound of an elephant stampede, this might be the place for you. And don't let the top floor fool you, with roof access you'll still hear plenty of foot traffic from above. Utilities (water and trash) are astronomical and higher than the norm for the area. Washers and dryers out of order for weeks at a time. Report an issue and it will likely go ignored for quite some time. The one and only leasing associate/property manager is not friendly. At all. Also they have been closed on weekends for months, yet the website still indicates the leasing office is open on Saturday and Sunday. This place sucks.

Great place to live!
I'm not sure what the other reviewer so far could mean. I've lived at Pike Flats since January 2019 and have had mostly a great experience! I've only ever smelled other people's food from within the hallways, and have never once heard my neighbors or had any issue with sound (maybe because I'm on the top floor on the atrium side). I've found the staff to be welcoming and helpful. The apartments themselves are great, but don't expect a luxury building -- there's one elevator, a small lobby, and a... roof -- and that's about it amenity-wise. The best thing about Pike Flats by far is the location. Being near bus stops going every direction, the link, and the general walkability of the Hill makes it the best option for me. The simple studio living won't be everyone's thing, but it is a great way to get your feet wet with city living.

If you enjoy thin walls and smelling everyones food
Best thing about this apartment is the location. The walls are extremely thin and you can hear your neighbors conversations and smell everyones food in the hall. Good luck getting ahold of management, it's impossible to get an email back.
Not sure if the janitor actually does his job because since I've moved in, the washing mashines are never clean (saw dog poop in the basement) you'll see the same garbage in the stairwell and it rarely gets vacuumed.
