Most comfortable living experience so far in my 2 year stay here. Everything is accessible from here. Management is a dream to work with. They're very approachable. If you have any concerns they will be addressed so fast. 10/10 living experience so far.

Wonderful place to live- very helpful staff, clean and modern building, and the location in Redmond is excellent. The building's amenities are also excellent, especially the gym, community gathering rooms and roof terrace.

Nice apartments. Parking seems expensive though, otherwise no complains. Big, nice, clean gym with lots of windows. The rooftop is gorgeous. I especially love those little plants on top.

I’ve lived at Modera River Trail for over 18 months, and it’s been a really positive experience. The location is fantastic—right in downtown Redmond, close to groceries, restaurants, and the river trail. The apartments here are modern, bright, and thoughtfully designed, and the amenities (gym, mini theater, rooftop and lounge) make it feel like a true community. I have never had any maintenance issues. I also want to call out the leasing staff, especially Blythe—she’s been incredibly helpful,... welcoming, and attentive anytime I’ve had questions or needed support.
