My 3 year opinion

My wife and daughter and I have lived here for a long time. I have had zero issues with management. The rent has risen in 3 years but what else hasn't really.
The apartments are a great size and in decent shape.
My only complaints would be the parking issue but that's not all the landlords fault as the tenants are the ones breaking the rules. They are currently working on assigned parking spots. The other is the amount of tweakers that seems to linger around the parking lot at night. My dogs...
and I have fun hunting and scaring off those twitchy little guys ??.

Unlike the other tenant I would say that management has been a pleasure to work with, I have rented from some serious jerks and will stay here until we find the perfect house to buy.

Management and Ownership group does not care.

The good.
1. The units are decent sizes, and a great layout with a full washer/dryer.
2. Rent was reasonable when we moved in.
3. Close to i5 and Fed Way Bus Station
The Bad.
Parking Problems:
There is a SEVERE lack of parking and the local Fire Marshall has warned the management about people parking in the fire lanes overnight. They are towing renters cares left and right. We have issues with people from the park next door parking in our parking and walking over instead of using their lot...
on the other side of the field.
Management Issues:
1. In our lease it states that vehicles must have valid plates but the management refuses to tow vehicles with expired plates, even if they expired 8 months ago. They moves at a snail's pace come up with assigned spots, or parking passes. When I moved in April of 2016 the prior management was working with ownership to bring forth changes but even with new management this has not happened.
2. We had our outbound mailbox door break off and it took almost 2 months for this to get fixed. There was no replacement box installed until they could find a new door for the mailbox.
3. The management will not allow any packages to be left there for tenants.
4. Reported a safety issue with an 20 foot overhanging light at the entry way of my apartment and its been close to a week and it has not been fixed. It only takes a ladder and a screw driver to fix it but I guess falling objects is not a valid reason to get put to the top of the list for the maintenance guy.
5. Management is not in the office at listed times that often. More often than not when I go to the office the door is locked, and the blinds drawn. I could see leaving a note if you stepped out to show an apartment, but they do not do that.
6. There was an accident where a tenant soon drove into the garage units. It took around 2 months for these repairs to be made, and the tenants with their garages had their doors boarded up with no access to them except the back door.

General issues:
1. With the car parking on the side of the road, it is really hard to see around the cars to pull out. Cars coming through the stop sign are accelerating quickly and I have seen a few close calls pulling out. The speed limit should be dropped to 25 because of that imo.
2. Pollen is REALLY bad here with all the trees. Even with a covered parking spot, its impossible to keep your car clean during the spring and fall when the pine needles fall.

We would like to...
reassure you that we are in the process of establishing a new system for tenants to improve parking for those living at Providence Landing. Our main concern, however has been tenants parking in the fire lines. That is illegal in Federal Way according to chapter 8.55 in the code of ordinances. Anyone who is parked within the fire lanes is susceptible to being towed, regardless of tenancy, due to the potential hazards it may cause.

Management

When I moved into Providence Landing in April 2012, management were understanding and friendly. They got along with the tenants.

Now, the management is terrible. Tenants don't stay past 6 months. When my least is, I'm outta here
