CAUTION GMU STUDENTS, PARENTS, and FAIRFAX RESIDENTS
I am writing this review to caution George Mason University students, parents, and Fairfax-area renters considering The Main on University. This property is managed by Cardinal Group Companies, a nationwide student-housing management firm. Based on lived experience, the issues here are not isolated but ongoing and structural.
It is an open secret among residents and staff that this building looks appealing in photos and tours but functions very differently once occupied. Although marketed as... luxury, amenity-rich housing, the day-to-day experience does not match that description, especially given rent ranging from $1,400 to $1,700 per month. In practice, it operates more like tightly managed student housing, comparable to dorm-style living.
As a student renter in 2025, I was unable to reliably complete academic work because there was no functional Wi-Fi for the entire duration of my tenancy, despite internet being a core advertised amenity. Multiple technicians, including a building engineer, confirmed the issue was caused by faulty internal wiring tied to rushed construction, not user equipment. Repairs were repeatedly promised but never completed.
At one point, a repair technician used my personal phone, removed it from my apartment multiple times, and asked me to assist with troubleshooting, reflecting how unprepared the property was to address known infrastructure failures.
The building required frequent maintenance visits for recurring issues including plumbing leaks, electrical problems, broken or low-quality furniture, malfunctioning bedroom keys, access issues, and elevators being out of service. Several amenities were unavailable at move-in, and administrative issues such as mixed-up leases and billing increases were common.
The only consistently positive aspect was the maintenance staff. Management frequently shifted responsibility between on-site staff and Cardinal Group’s corporate offices. Cardinal Group Companies has also faced significant tenant litigation, including a publicly reported $13.5 million jury verdict in Colorado related to habitability and misrepresentation, which prospective tenants may wish to research.
Prospective renters and parents should look beyond marketing and proximity to GMU. Carefully review lease terms, document all communications, and research Cardinal Group Companies before committing.
