Technically, it’s a new property, but it feels cheap and poorly managed. The property management company (not including the on-site manager) is hands-off, with slow responses to maintenance issues, one in particular that occurred before occupancy that they were aware of that made parts of my apartment unusable for months. There was no concession from management for the inconvenience or extra expense I incurred. There is nothing luxury about living here: cleaning is inconsistent and often poor,... dog waste stations constantly overflow, and in winter, snow and ice aren’t cleared, making it incredibly unsafe. They don’t maintain the grounds—debris builds up in the parking lot, and trash accumulates on the "landscaping". Don't let the clean clubhouse fool you. The entryway and halls look dirty all the time. The common spaces are stark and unwelcoming—and they can’t even bother to put a proper size rug in the large entryways. My wife and myself have a three-bedroom unit. We have lived in the unit for one year. There are wooded mountain views from our deck and every window as well. The complex has the Appalachian trail bordering on three sides and we are mere steps from the trail. We like the exercise room and the game room. The club house has a nice conference room and a full kitchen. The saltwater pool with fountains are a nice addition as well and it is beautiful at night.

Our building has weekly cleaning of the... hallways, common areas and the elevator. Each building does have an elevator, which is a must for us. Our fourth-floor windows have been cleaned on the outside during our lease. We have had quarterly maintenance checks during our time here replacing heating and air conditioning filters. We had one issue with a crack in one of the bath tubs from a factory defect. We placed a work order and was contacted by Katie our on-site property manager quickly and had the repair completed within two days. We did have one issue with the heating duct in the attic that was damaged during construction and was leaking air into the attic causing issues in part of our apartment. It did take weeks to get that repaired, but it has been rectified. That issue has been our only complaint.

The kitchen has nice stainless-steel appliances, ice and water dispensers in the refrigerator, dishwasher, microwave and electric stove. Also, the kitchen has nice quartz countertops, large stainless steel farmhouse style sink and subway tile back splashes. A large island facing the living area is great for food prep. Also, there is great cabinet space. We love the nine-foot ceilings in our unit with ceiling fans in each bedroom and in the living room area. We love the double vanities in each bathroom. We have a nice laundry room with washer and dryer in our unit as well.

Our building is secure as you must have a code or key fob to enter the building. The parking lots are well lit at night and we notice the police do patrol the facility. Recently a local police officer has moved into our building and we like that as well. Our unit is surprisingly quiet as we never hear any of our neighbors. My wife and myself are both retirees and looked at many options before choosing the Overlook at Daleville. We have been more than happy with our stay and feel happy and secure. It is a great choice for us and we do not regret our decision.

Great on site management Katie is always there to help!!! Anything needed fixed is handled promptly! Nice gym, pool and game room for family and teens!

The apartments are nice looking... But good luck getting a live person. No onsite management. No working phone number. We set an appointment online with their automated "bot" to tour, drove two hours only to find no one onsite. We did get an email 2 minutes before the appointment time that "she would not be in today" and would "return next week"
Unbelievable experience. If they're this bad to TRY and lease from, I can't imagine what its like AFTER they take your money and signature....

Windows do not open. AC breaks down often. Apartment becomes a greenhouse. TPB will wait to send someone to fix it until it is weekday. They are very unreliable. Do not get fooled by new building. Please consider other options. TPB is a corporation with multiple residences throughout the Roanoke area -- be careful!
