The management transition was disorganized, communication extremely poor, and even their own community emails acknowledged that it had not gone smoothly. We often waited days or weeks for responses about urgent billing, security, maintenance, and move-out issues.

The most alarming incident involved our rented garage. Management mistakenly treated it as vacant despite us paying for it every month. An employee forced entry, broke our lock, and left the pieces on the floor. Management later... admitted in writing that maintenance opened it “by mistake.” We had already filed a police report because it appeared someone had tried to break in.

We also had repeated concerns about maintenance attempting or making entry into our apartment without clear notice. Maintenance disconnected or removed batteries from malfunctioning smoke alarms and left them that way.

Package theft was common in the mailrooms and led to police reports. Residents asked for cameras, but management did not meaningfully address the problem. Roaches, late-night noise, constant barking, and dogs fighting outside were also recurring issues.

Billing was another major problem. We maintained renters insurance through Erie and submitted proof multiple times, electronically and in person. Management still charged monthly AssetProtect fees and refused to reverse them.

We were given a one-time late rent waiver with our original lease packet stating that one late fee would be waived if rent was paid by the 10th and the card was presented. We had never been late before, met the conditions, and presented it, but Pegasus refused to honor it.

Move-out was worse. We were charged $150 for trash removal using photos of a compactor pile containing many items that were not ours. Their own photos included packages addressed to unrelated residents.

We were also charged $70 for carpet cleaning, and management claimed cat urine was present. That was false. Our cat never urinated on the carpet, and an independent carpet professional inspected it before move-out and found no urine. Management’s vendor estimate only mentioned ordinary cleaning and faint traffic soiling—not urine, odor, or animal damage.

The property itself could be decent with competent management, but our experience involved ignored communication, forced-entry concerns, damaged property, package theft, pests, inconsistent billing, refusal to honor prior written commitments, and questionable move-out charges.

The only downside is the parking. Guests and residents have a hard time finding parking and youll have to do a lot of walking. Otherwise, its a beautiful place. Love the staff, even the pool attendants are all so sweet. They answer all questions and maintenance calls promptly. Amenities are amazing. Has a car wash and vacuum station, gym, pool, clubhouse, many hang out spots with fire pits and TVs

I have lived at Rednot for two years. I love my apartment. It's spacious and cozy. The staff and maintenance crew are great.

They put on a good show but once the lease is signed you see the real red knot. The Breeden Company is a terrible ownership company. The office "leadership" has no customer service skills and the head of maintenance is sarcastic and rude! Very cheaply made and far from luxury apartments they promote. Expect bogus charges they bill you for without proof. Nice looking property but you will see all the glitter and glam wear off quickly.

We chose Red Knot because we loved the location. Far enough from the hustle and bustle to relax, but close enough to everything we want/need. The staff has been wonderful and we couldn’t have asked for a better place to live!
