This listing is for use of the main house (2252 sqft) and attached carport. Use and care of the lawn is on the renter. Riding lawnmower and regular mower maintenance is provided by owner. Gasoline and excessive damage to lawnmower is renter's... responsibility. Any city fines for unkept lawn is renter's responsibility.
No Smoking of anything in House.
You can smoke outside as long as you clean it up.
Parking is in the carport, the driveway and gravel area as long as it does not impede upon access to the garage or break city ordinance (i.e. inoperable cars). Driving on the lawn allowed, if it does no damage to lawn, to turn vehicle around. Parking on lawn for longer than an hour is not allowed.
Mother-in-Law and garage are being rented separately from the house. This is for the house and lawn around it. Currently a tenant, with a fat husky dog, is in the Mother Law Suite.
Recently renovated downstairs bathroom and flooring throughout house. 2 year old large capacity washer and dryer.
Walking distance to Harris Teeter, restaurants (China-ese, Mexican, Japanese sushi, Americana (Busky's Bar)), NFCU Bank, Fulton Bank, Walgreens, Starbucks, Petco, and 7-11. Big yard and carport.
Military Friendly. $600 off first month rent with proof of orders or Military ID. 30 min drive to Norfolk Navy Base.
Dog and Cat friendly. There is no fully fenced in area. Fence can be installed, if approved by property manager, at renter's expense.
No RVs or commercial equipment(i.e. Skid steers, Conex box, etc). Trailers have to be approved by owner and may incur an increase of rent of up to$100 a month or $3 a day per item. Moving trailers or trucks are exempt for 30 days prior to or after moving in or out.
Burn/fire pit There is an outdoor fire pit that can be used for fire if you abide by local fire dept. rules.
Verizon FIOS 1 Gig is installed in house and paid for by Mother In Law. It is shared between the units. The internet is on 2 UPS and is not to be removed. You don't need to pay for internet.
If you want your own private internet, Comcast internet and TV can be installed at renter's expense, but the Verizon will still be there. Another Verizon modem and or TV can not be installed.
Water is covered, by Mother In Law Suite, up to $100 a month. Anything over $100 a month will be covered by renter. Water is not to be used on lawn care or filling pools.
You can paint any room any color, as long as it doesn't damage the floor or base board heating shrouds. If it's a color that would need to be repainted (i.e. hot pink), prior to being relisted for rent, it would come out of security deposit or need to be repainted by tenant.
Door knobs can be changed as long as the property manager and owner always has a key to access house. Also the old hardware is returned or reinstalled at end of rental.
