I am writing to formally document my experience with the apartment management, which has raised significant concerns regarding their practices and accountability.
1. Lack of Walkthrough Inspection Upon moving into the initial apartment, I was not given the opportunity for a walkthrough inspection. This omission appears to be a deliberate strategy to avoid accountability for existing conditions. Consequently, when I vacated the unit, management attempted to hold me responsible for damages and... repairs that were not my obligation.
2. Health Concerns Due to Mold The initial apartment I occupied exhibited severe black mold, which posed serious health risks to both myself and my son. After enduring health issues directly related to this environment, I was compelled to advocate for a relocation to a different unit. While management eventually acquiesced, the subsequent apartment presented its own set of issues.
3. Condition of the Replacement Apartment Upon moving into the replacement unit, I encountered several unacceptable conditions:
• Damaged Walls: The walls were in disrepair, requiring immediate attention. Despite requests, maintenance did not respond.
• Infestation: The presence of spiders and beetles created an unsanitary living environment.
• Unclean Kitchen: The kitchen was excessively greasy, necessitating the hiring of a professional cleaning service at my own expense.
4. Personal Efforts to Improve Conditions In an effort to rectify these issues, I undertook cleaning and painting tasks myself, as maintenance did not provide assistance. While the carpet was newly installed, it was improperly fitted, leading to my son tripping and sustaining an injury.
5. Dispute Over Deposit Upon vacating the property, I ensured that the apartment was left in a condition better than when I arrived. Despite this, management has claimed an additional charge of $110 for a damaged door and carpet cleaning services. I personally cleaned the new carpet before my departure, and it was free of stains. I have documented evidence, including photographs and videos, to support my case. Despite my requests for proof of the alleged damage, management has not responded to my inquiries.

I love Gladstone!
I have lived at Gladstone since 2019. I have really enjoyed it and hate to leave. I am just too old and fat to climb stairs anymore. The management has always been friendly and responsive. They do not have ridiculous add-on costs like supporting the clubhouse utilities. The garage is so nice to have and you don't have to pay extra to use it! I only have one complaint. My refrigerator makes a killer sound that is quiet but punishing. The management would not just trade the fridge or something. I... wore headphones upstairs if the TV was not on.

Application process messed up
Staff made errors which they admitted to and as a result of the errors messed up the application process. Their response was a sorry and a shrug of the shoulders. Unwilling to correct their mistake. Townhouse was rented to someone else in the meantime. Communication was very poor.

Absolutely no maintenance
Do not move here. You will be waiting for months for maintenance- and you WILL need it because of how poorly they are built. SEVERAL units have had issues with flooding including ours. Almost ZERO access to maintenance. -Everything is so cheap. The laminate floors are all warped and scratched and the carpet was pulled up all over the place and not even secured to the floor in several places before we even moved in to the brand new unit. Caulk EVERYWHERE. -Our dishwasher went out and it took them... over 7 weeks to fix, and it would have been longer if I didn’t call multiple times and go in person. During the times we called, we were told (1)that a part was on the way(it wasn’t; they hadn’t even been in to our unit to see what was wrong yet), (2) we got told they came and fixed it already(they did not), and then we were told that (3) our request got closed out without being completed. We went in person to request to be moved into a different unit after our dishwasher had already been out for weeks, our basement flooded, and our water heater went out all at the same time. They told us that there were other tenants that were waiting months for maintenance and that’s why they couldn’t get to us yet. They shouldn’t be throwing up hundreds of units as fast as they possibly can with the cheapest materials if the existing tenants can’t get any maintenance!!! -We’re stuck here due to the housing market and me being in school. If you’re in the same situation, your rent will be raised hundreds of dollars over the span of a couple of years. -I have been double charged for rent and it was a hassle to get it sorted out. -They have fees and fines for anything you can think of. -Parking is a joke. There is nowhere for existing tenants to park, let alone guests. -One staff member told me they themself tried to complain about the maintenance work load and was told that they didn’t care, they just needed to increase their tenant numbers.

Its a very poorly put together place, very cheap materials used.
