Poor Management, Disorganized
I’ve had a very frustrating experience living in this building. The management is extremely disorganized—they keep changing managers, and there seems to be little to no communication between them. Rules are constantly being changed without clear notice, which makes it difficult for residents to keep up and creates unnecessary stress.
There are also serious issues with how management handles leases. They do not follow or respect their own contract terms and act as if they can pressure residents... and take their money. I informed the previous manager through the building’s portal about my move-out date, and based on that, my lease was updated and signed. Now the new manager is saying the notice must be given “within” 60 days, not earlier, even though the lease clearly says “at least 60 days” and does not limit how early notice can be given. Despite this, they are trying to charge me for days when I am not even living in the unit, which feels like theft. They also do not properly respond to messages or attempt to resolve the issue.
The location is also a major downside. Being so close to the train station, fire department, and University Avenue makes it very noisy at all hours. It’s nearly impossible to keep the windows open because of the constant noise.
Amenities are not well maintained. The pool is often crowded late into the night, with a lot of noise. The gym is very small, poorly ventilated, and either smells bad or is filled with strong artificial fragrances. On top of that, the equipment is outdated and feels unstable. Customer service is another issue—the management comes across as rude and unhelpful, with very little respect for residents.
Overall, I would not recommend this building to anyone due to poor management, lack of communication, and unfair practices.

I apologize that you have had this experience. We strive to provide communication on any policy changes as this does happen. Such as, parking, additions to policy and or modifications. We do require a 60 Day's written notice to vacate, as 60 Days... is the Utah standard. You are able to provide this written notice anytime prior to the 60 Days, but if received after 60 days, this will default to 60 days from receipt of notice. For example, if your lease ends July 15, 2006 and a written notice to vacate is received June 15, 2026, you will be rent responsible for the full 60 days. We are looking into updating our Fitness area this year and are very excited to see newer equipment and layout. Please feel free to reach out to the Leasing Office if you would like to discuss further.

Incredible Place to Live!
We are so excited to move into this phenomenal community! It is such a refreshing place to live with brand new apartments! I am excited for the amenities, the location, and most of all, it is right in the middle of the beautiful Provo City. I'm from California and didn't really know what to expect in this town, but it's actually a really cool place to live. Lots of restaurants nearby, shopping, and the management is so great to work with. It really feels like home! Can't wait to move in!

Nothing but amazing!
We just reserved our apartment and we can not be more excited!! Kalei has been amazing to work with. She is super patients and answers all your questions quickly. She keeps you updated with everything! Not to mention, she makes you feel like a friend and not just another resident. We are beyond excited to move in!
