Roaches, Bad Management, Look Elsewhere

I've lived here for 15 months and the first 4 months was honestly pretty nice. It went downhill pretty quick though. I could write a long list of things, but I'll stick to the things that happened that are just objectively bad.
1) I've had roaches for a year and pest control doesn't even come anymore because management has changed about 3-4 times.
2) Day ONE of moving in, there were multiple 4 inch nails sticking up from the carpet (pointy side up) that I removed myself. Looking back, that was...
very ironic foreshadowing.
3) I've sent about 10-15 maintenance requests for my carpet which has been ripping apart and nothing has been done. I go to the office, the excuse is always "I just started working here __ months ago, so I don't know." They say to put it in again, I do, and then nothing happens.
4) Recently water started dripping from my ceiling. Which could be something that happens anywhere, but I have no staff to put a maintenance request to.
5) I mean no disrespect, but the staff here are at best, just incompetent or at worst, negligent and don't care. They don't answer calls (in my experience), email conversations are like pulling teeth (will respond only answering 1 question at a time - if they respond), and just have an overall vibe of not caring. One girl straight up told me she's quitting soon as if that helps the situation lol. Perhaps that's why they're all getting fired with new management coming in. (6/24/2025)
6) The 'fitness center' is dilapidated and have a bunch of broken machines from the 90s. It's more of a storage closet for their broken things.

Pros:
1) The location is nice, right in front of a huge park w/ a dog park.
2) Apartments are spacious (and again, would've been fine if not for the roaches).

Perhaps I just got unlucky? If I didn't have roaches, I wouldn't have minded this place, but that plus the staff that just don't help, and everything else just compounded to where I wouldn't recommended it here.

Bad Management - Try to stay away

1. I've been residing in this apartment for over 12 months now, and unfortunately, I had to renew my lease. However, I must express my dissatisfaction with their system, which I consider to be one of the worst. Firstly, there was no notification sent regarding the expiration of my lease. Throughout my experience living in various apartments, it was customary for prior notices to be issued before the lease expired, outlining the available options.

When I attempted to extend my lease, I ensured...
to sign the necessary documents and selected the Auto Payment option for the next 6 months. However, their system failed to send any confirmation email indicating that my spouse hadn't signed the lease. Consequently, I was under the impression that the lease was finalized. Suddenly, I received a notice stating that the lease had expired, and I would be placed on a month-to-month basis.

Upon further investigation, I discovered that my Auto Payment had been removed from the system when my spouse signed the lease. Regrettably, I did not receive any notification or email prompting me to set up the Auto Payment again. As a result, I received a notice to vacate due to a missed payment, which left me confused and frustrated. Despite explaining my situation to the management, they insisted that it was not their responsibility and charged me $180 for a one-day delay.

2. Additionally, these buildings suffer from inadequate maintenance, with roads within the complex having protruding iron rods. This poses a significant risk to vehicles, as driving over them could easily result in punctured tires.

3. The buildings and walls have lot of cracks and their maintenance is one of the worst. I created multiple tickets and had to follow up multiple times to get my maintenace requests completed they took almost two to three weeks to finsih

4. When I initially got my keys and entered into the apartment we saw all the footprints of people walking in the hall, when I confronted the management team they said since you got the keys it's your responsibility to clean it.

5. They charge for Valet trash where as the dumpster is right around the corner within accessible range. I stay on the first floor when I leave the trash bag outside I see big rodents tearing out the trash bag. Some of the rodents entered my apartment as well. If you leave your backdoor or front door open even for 2 mins thats dangerous.

Try to stay away

The apartments are old, but very spacious. The balcony is big which I absolutely love. The only problem is maintenance. The parking lot in front of our apartment is always muddy. When it rains it turns knee dip mud at least. Its very dangerous and I myself slipped and fell twice during rain. In spite of repeated complaints to the authorities nothing is done, I really wonder why !!

Another big issue is water and the way the leasing office handles it. The pipelines are all broken, I mean...
completely broken ! And they shutoff water for the whole day with a 30 mins notice, this continues for multiple days and might happen any day anytime.

And yes, you will see rivers flowing here and there everyday, due to the broken pipes, and the gigantic water bills will be shared by you.

Think very very hard before stepping in here.

Horrible place to live, especially if you enjoy sleep.

If you like being woken up before sunrise every morning then this is the place for you! It's got quiet and serene landscape for about 3 hours out of the night! Enjoy breathtaking service when you submit a complaint about the floors upstairs from your apartment squeaking loud enough to wake you up when your neighbor is awake at 4 and 5 am every morning shifting their weight on the squeaking floor directly above your bed. And you can't leave out the guy with the loud truck who backs into the spots... directly in front of your door. "Does management help?" you might ask. Well of course not! They care so much about the community that they stay completely out of it! I couldn't think of a better management style. On a serious note, I'm so extremely fed up with everything around here. I'm laying here writing this review at 5 am because this is now the next day out of several days in a row of my pregnant wife and me being woken up so early by things that can easily be amended by management, who I'm told by that they can't do anything. Inconsiderate neighbors and people breaking the same lease agreement that everyone has to sign doesn't matter to management because they don't care. I'm SOL for the next several months stuck here being driven absolutely up the paper-thin walls. Even considering living here would be a complete and utter waste of your time, because if you do move in, you'll be nothing but disappointed. I WISH this was a different story and that I didn't have to write a review like this at all. All the other bad reviews about this place seem to make sense and be 100% accurate. I'll be moving out of here ASAP. Also, the pictures they have of the interior on apartments.com are misleading. They show new appliances and white painted cabinets. All the appliances are very old and barely work well enough to be considered “acceptable.”

Horrible place

Car towed just for accidentally taking 2 spaces for unloading while moving. Costs over $300 to get my car back in Dallas. The drain clogged making a mess. The grass is just dirt. They do not care about you
